Approval process before house decoration

According to the Trial Measures for the Management of Family Room Decoration issued by the Ministry of Housing and Urban-Rural Development, the following steps need to be completed before the house decoration.

Register for the record

Go to the grassroots housing management unit for registration, and go to the urban management department of the local street office for commencement approval.

Bid approval

If it involves the demolition and reconstruction of the main structure or the obvious handling load, it needs to apply to the housing appraisal department for approval.

Property registration

Residential decoration needs to be registered with the property management unit and the urban construction supervision squadron where the residence is located.

Decoration permit

For non-residential decoration, you need to bring relevant materials to the Urban Construction Supervision Squadron for the House Decoration Permit.

Builder's license

For the renovation of houses with a project investment of more than 300,000 yuan and a construction area of more than 300 square meters, the construction unit shall bring relevant materials to the urban construction supervision squadron to apply for a housing construction permit before construction.

Decoration warranty

Decoration companies must clearly indicate to customers the specific warranty time and scope of floors, doors and windows, ceilings, tiles, water and electricity systems, walls, cabinets, etc. After the acceptance of the decoration project, the decoration company shall issue a letter of guarantee for the quality of residential interior decoration, and the warranty period shall be calculated from the date of acceptance.

According to Article 32 of Chapter 6 of the Administrative Measures for Interior Decoration of Residential Buildings, the minimum warranty period of interior decoration of residential buildings is two years, and the leakage prevention of kitchens, bathrooms and exterior walls with waterproof requirements is five years. The warranty period is calculated from the date when the interior decoration of the residential building is completed and accepted.
