Do you think it's a good idea to cancel property fees and let residents exercise their autonomy?
Let's settle the accounts first. Take a community I know as an example: it covers an area of just over 30,000 square meters, with more than 1000 households, 650 underground parking spaces (sold) and 100 above ground parking spaces (charged). 2.5 yuan is charged for the property fee per square meter, and the total income is simply calculated as: 1000 households, with an average of 100 square meters per household. Then the property fee is about 250 thousand per month, and the cost of several security guards and several cleaning staff will not exceed 50 thousand per month. The monthly net income should be no less than 0.2 million/200 thousand, and the income will be considerable after one year, not to mention other miscellaneous expenses.
The above figures show that the property industry is still a very profitable industry, otherwise there won't be so many people to do it, but if you want to make money, you must be clear about your identity-service personnel, such as security guards, are the image of a community, and their main responsibilities are door control, theft prevention and fire fighting. They don't say that they should bow to their hosts, welcome them in and send them out, but they must be polite and respectful. However, the status quo is like managers, law enforcers and ignoring people. When there is a conflict between the property and the owner, he will act as a thug by the way. If he dares to confront him, but he chooses to call the police first, then the owner will inevitably encounter the bad luck of being fined, because the owner is human after all, but he is a "property manager."
I don't know who gave him such a lofty title, but in fact, he got the hat of "property management company" by putting two tables together and began to collect money by railing, which can be described as unprofitable. As we all know, all the vacancies in the so-called residential area, including the underground parking garage, belong to the owners, and even the advertising revenue in some places such as elevators belongs to the owners. But how many residential areas in China have been implemented, and such obvious unfairness has not been solved? As we all know, owners' committees can be set up to fight against property collectively. Why bother? Just ban it directly, because the owners are investors and owners.
