The public service fee for the prophase property of ordinary residential quarters shall be priced at different levels (excluding the operating electricity fee for high-energy facilities and equipment such as elevators and booster pumps).

First-class ordinary residence
The bidding price is 1.08 yuan/m2/month (with elevator) and 0.88 yuan/m2/month (without elevator);
Secondary ordinary residence
The bid price is 0.83 yuan/m2/month (with elevator) and 0.66 yuan/m2/month (without elevator);
Third-class ordinary residence
The bid price is 0.48 yuan/m2/month (with elevator) and 0.44 yuan/m2/month (without elevator);
Four-story ordinary residence
The bidding price is 0.4 1 yuan/m2/month (with elevator) and 0.35 yuan/m2/month (without elevator).
The fluctuation range is not higher than 20%.

After the establishment of the owners' congress, the owners' committee and the realty service enterprise shall negotiate and determine the charging standard according to the property characteristics and service requirements, and stipulate in the realty service contract that local community neighborhood committees may be invited to participate in coordination when necessary.

Before the signing of the property service contract, the owners' committee shall publicize the property service contract to be signed in the property management area, fully listen to the opinions of the owners, and then submit it to the owners' meeting for adoption. According to Article 7 of the Implementation Measures for the Management of Property Service Charges in Ordinary Residential Areas of Wuhu City (20 17), the property service charges are based on the nature and service content of the property and the different stages of the property service.
Government-guided prices and market-regulated prices are implemented respectively.

The implementation of government guidance prices are:

The market-adjusted price is:
After the establishment of the owners' meeting, the parking service fee for ordinary residential quarters meets the requirements for the establishment of the owners' meeting (that is, if the area of the delivered exclusive part exceeds 50% of the total construction area or the first batch of properties has been delivered for three years, the market-adjusted price will be implemented regardless of whether the owners' meeting is established), and the property service fee for non-ordinary residential quarters (including non-residential properties) meets the requirements.
Parking spaces for civil air defense projects shall be open to all owners of the community, and the construction unit shall not sell or give away parking spaces.
