The warranty period shall be borne by the elevator company, and after the warranty period, it shall be jointly borne by the community owner and the property management company.

According to the inquiry method, the elevator company will bear the warranty period, and the community owner and the property management company will jointly bear it after the warranty period. According to Article 76 of the Property Law, the collection and use of maintenance funds for buildings and their ancillary facilities shall be subject to the consent of the owners whose exclusive parts account for more than two-thirds of the total area of buildings and more than two-thirds of the total number of people.

Community refers to a large residential area with relatively independent living environment in a certain area of the city, equipped with complete sets of living service facilities, such as commercial outlets, schools (kindergartens) and so on.
