What conditions do property maintenance funds need to meet?

According to the relevant regulations, the use of special maintenance funds for commercial housing collected and paid into the special supervision account should adhere to the principle of "owner's decision-making, earmarking, accounting to households, and government supervision", and make reasonable use of it within our means. In other words, if the maintenance of facilities and equipment in the property management area involves the interests of all owners, it shall be decided by the owners' meeting; If the maintenance of the whole house or units and facilities involves the interests of some owners, it shall be decided collectively by the relevant beneficial owners, and the owners' committee shall be responsible for supervising the implementation. If the owners' committee is not established, the development and construction unit or the property management enterprise entrusted by it may solicit the opinions of the relevant owners in accordance with the relevant provisions and accept the guidance and supervision of the local real estate management department. Finally, the property management enterprise shall apply to the real estate management department where the project is located for the use of special maintenance funds according to the opinions of the owners' meeting or relevant owners.
