What does the property management fee include

Property management fees are as follows:

The maintenance company is responsible for eliminating some daily problems, and this part of the cost is the property fee;

6. Daily maintenance expenses of public facilities and public parts. Such as sports facilities, community health parks, basketball courts and so on;

7. Depreciation loss of special equipment for property;

8. Secondary water supply costs and garbage removal costs in residential areas.

The scope of property management is as follows:

1. Property maintenance: including the maintenance, repair and replacement of public facilities and equipment;

2. Environmental sanitation: including sanitation, greening and maintenance, and garbage disposal in public areas;

3. Safety management: including the safety precautions of the community, the installation and maintenance of monitoring equipment, etc.

4. Charge management: including the collection and management of owners' property fees and public maintenance fees;

5. Community service: including serving owners, handling complaints and organizing community activities.

6. Other management: including the management of vehicles and parking spaces in the community, the handling of complaints from owners, and the planning and management of the community.

To sum up, the property service fee is charged according to the property area of the owner's house. If the house ownership certificate has been handled, the registered construction area of the house ownership certificate shall prevail, including the interior construction area and the shared area of public houses and houses. If the house ownership certificate is not handled, the construction area agreed in the real estate sales contract shall prevail.
