Legal analysis: It is reasonable for property companies to charge property fees six months in advance. However, there are some differences in the monthly rental fees stipulated by the price bureaus in different regions. In order to improve the quality of service, property companies have to prepay property fees as working capital, the main purpose of which is to prepare for property services, and the quality of property services can only be controlled under continuous rolling, so owners can only pay property fees in advance.

Legal basis: Article 25 of the Measures for the Implementation of Property Service Charge Management. Without the consent of the owner and user, the property management enterprise shall not collect the property service fee for more than six months in advance at one time, nor shall it collect the deposit, security deposit and other fees for long-term occupation (more than one year) from the owner and user without authorization.
