Why is the property fee calculated by the square?

No matter "Property Management Regulations" or "Measures for the Administration of Property Fees", there is no accounting unit for the collection of property fees. It is an international practice to charge by the square meter. A more reasonable explanation is as follows:

According to the Property Management Regulations, the Property Law and the Measures for the Administration of Owners' Congress, the owners have the right to own, use and manage the property. The application of several powers is embodied in the resolution of the owners' meeting. The number of voting rights owned by each owner is calculated according to the area of property rights owned by each owner, with one vote per square meter. According to the principle of equal rights and obligations, owners share their own property area while sharing property fees, and each square meter is a charging unit.

Another reason is that before the introduction of property management regulations in many areas, the principle of government-guided price of property fees was implemented. When formulating the principle, property fees were calculated according to the construction area of property projects. Now most communities have followed this charging standard and calculation method.
