The reporter found on the website of the Municipal Bureau of Land and Housing Management that the villa H in a mountain villa purchased by Miss Luo is 27 stories high, covering an area of 704 square meters, with a total construction area of 18692 square meters. Only this building has a plot ratio of 26, but the whole community covers an area of 370,000 square meters with a total construction area of 230,000 square meters, and the plot ratio is indeed lower than 1. According to the standard of luxury house, Miss Luo needs to pay the tax of10.8 million yuan, while according to the standard of ordinary house, Miss Luo only needs to pay the tax of 9,000 yuan, a difference of half.

According to insiders, Guangzhou generally judges whether a house belongs to a luxury house by its area. Because the plot ratio of residential buildings is generally higher than 1 and that of villas is generally lower than 1, there is little intersection between them. Only in some mixed villas and residential buildings will the residential floor area ratio be lower than 1.

The reporter called the financial department of Guangzhou Development Zone. A staff member said that the plot ratio of the above-mentioned villas is indeed lower than 1, so they levied a 3% luxury tax on all commercial houses in the community according to the relevant collection methods. For ordinary high-rise residential buildings proposed by buyers, the staff said that this is a problem between developers and planning departments. If it is levied separately, developers should be prepared at the beginning of applying for development.

The collection standard of luxury house tax is questioned

It is reported that there are three main criteria for judging luxury houses in Guangdong Province.
