Can the property be rented?

Legal analysis: no, because this is a special room for office accommodation in residential property, and it cannot be rented without authorization. If the surplus can be rented, the rent also belongs to all owners, not to the property company.

Legal basis: Article 37 of the Regulations of People's Republic of China (PRC) on Property Management states that the ownership of property management houses belongs to the owners according to law. Without the consent of the owners' meeting, the property management enterprise shall not change the use of the property management house.
