According to the Contract Law of People's Republic of China (PRC), Measures for the Administration of Urban House Lease and other relevant regulations, the lessor and the lessee, through friendly negotiation, sign the following contract terms on the lease.
Article 1: Introduction of the leased object

If the lessee changes the business items agreed in the first paragraph of this article during the lease term, it must submit a written application to the lessor, and the change can only be made with the written consent of the lessor.
Article 7 During the lease term, the lessee shall not change the main structure of the lease item without authorization. If it is necessary to improve the decoration and add other things, it must be approved by the lessor in writing, and the decoration expenses shall be borne by the lessee.
The lessor allows the lessee to decorate the lease item and add other items:
After the expiration of the lease contract, the equipment attached by the lessee to the lease item shall not be dismantled, and its property rights shall be owned by the lessor.
Article 8 During the lease term, the lessee shall not sublease the leased property to others without the written consent of the lessor.
Article 9: Warranty clause
The lessee shall pay the performance bond (amount in words): 1,000 yuan to the lessor before obtaining the leased property, and return it to the lessee after the lease expires. However, if the lessee causes damage to the leased property, equipment and facilities during the lease period, the lessor has the right to deduct it from the performance bond. If the lessee unilaterally terminates the contract during the lease period, the lessor has the right not to return the performance bond.
Article 10: Delivery Period of Leased Property
The lessor shall deliver the agreed lease item to the lessee in advance.
Article 11: Rights and obligations of both parties
I. Rights and obligations of the lessor:
1. The lessor has the right to collect rent from the lessee according to the contract, and has the right to collect water, electricity, heating and other fees from the lessee or entrust the residential property management department and all property management fees arising from the leased property;
2. The lessor has the right to approve the lessee's application for changing the business project, and supervise and manage the lessee's use of the leased property;
3. After the lessee pays the rent and performance bond according to Article 4 and Article 9, paragraph 2 of this contract, the lessor will deliver the leased house to the lessee for use;
4. Except for reasons not attributable to the lessor, the lessor guarantees the normal supply of water, electricity and heating during the lease period;
Second, the rights and obligations of the lessee
1. The lessee has the right to use the leased property reasonably within the scope agreed in this agreement;
2. During the lease period, the lessee must bear the expenses of water, electricity and heating. Charge according to the provisions of the price department, and bear all the property expenses arising from leasing the property;
3. The lessee's business premises must meet the management requirements of fire protection, environmental protection, planning and city sanitation;
4. The lessee must abide by Article 6 of this contract when operating the project. During the lease period, the lessor shall abide by laws and regulations and operate legally. If losses are caused to the lessor due to the lessee's reasons, the lessor has the right to terminate this contract and demand the lessee to compensate for the losses;
