Article 2 Inspection and Handover Time

Property handover shall be recorded in writing. Handover records shall include handover materials, property service rooms, property locations, facilities and equipment, handover time, handover methods, etc., and shall be signed by both parties for confirmation. Article 3 Undertake inspection standards
Acceptance criteria: planning and design scheme approved by the planning department, construction drawing materials approved by the design department, and national mandatory laws and regulations.
Article 4 Solutions for Non-conformities
On-site inspection shall form a written record. Inspection records shall include inspection time, project name, inspection scope, inspection method, existing problems, repair situation and inspection conclusion, etc. The inspection records shall be signed and confirmed by the personnel of Party A and Party B who participated in the inspection, and submitted to the real estate administrative department as one of the filing materials.
To undertake the inspection unqualified project, according to the following ways to solve:
(1) If there are personal safety hazards, Party A shall complete the rectification within 7 days after the inspection;
(2) If the functions of the * * * used parts and * * * used facilities and equipment of the property cannot be used normally, Party A shall complete the rectification within 15 days after the inspection;
(3) If the quality and quantity of the * * * used parts of the house are inconsistent with the * * * used facilities and equipment, Party A shall show the change explanation issued by the design unit or competent department with corresponding qualification grade; If the change order cannot be produced, Party A shall complete the rectification within 30 days after the inspection.
After the nonconforming items are rectified, Party A shall reorganize the inspection.
Article 5 Rights and obligations of both parties
I. Rights and obligations of Party A
1. The property sales contract signed by Party A and the property buyer shall stipulate the location, facilities and equipment configuration and construction standards of the delivered property.
2. The temporary management agreement formulated by Party A shall stipulate that all owners agree to authorize Party B to inspect the parts and facilities of the property on their behalf.
3. Party A shall deliver the house with clear ownership, complete information, qualified quality, complete functions and complete facilities in accordance with the relevant provisions of the state and the stipulations in the House Purchase and Sales Contract.
4. Party A shall complete the acceptance of the parts and facilities of the house together with Party B/0/5 days before the house is delivered for use. ..
5. 20 days before the on-site acceptance, Party A shall hand over the completion acceptance data, equipment list and technical data, supporting facilities license documents, property quality warranty documents and property use instruction documents to Party B..
6. Party A shall assign professionals to participate in the on-site inspection, and confirm the results of the on-site inspection together with Party B. For unqualified items, Party A shall solve them in time and organize Party B to reinspect them.
7. Party A shall agree with Party B on the way to handle the property handover procedures, and hand over the property service room and other parts and facilities of the property to Party B. ..
Party A shall not ask Party B to undertake the house that does not meet the delivery conditions or has not been accepted on the grounds that the delivery period of the house expires.
Two. Rights and obligations of Party B
1. Party B shall count and check the materials handed over by Party A, and focus on checking the qualification certificates of the facilities and equipment used by * * * for ex-factory, installation, testing and operation.
2. Party B shall conduct on-site acceptance of * * * parts and * * * facilities and equipment of the house.
3. Party B shall conduct on-site inspection by means of inspection, observation, use, testing and inspection, focusing on the decoration standard, appearance quality and function of the components and facilities used in the house.
4. Party B shall notify Party A in writing that the quantity and quality of the components, facilities and equipment used in the house do not conform to the agreement or regulations.
5. Party B shall cooperate with Party A to solve the unqualified items in time and participate in the re-inspection.
6. Party B shall cooperate with Party A to handle the property handover formalities in the agreed way, and hand over the property service room and other parts and facilities used by the property.
7. Party B shall establish archives of documents, materials and records related to inspection and keep them properly. Property inspection files belong to all owners. If the preliminary realty service contract is terminated and the owners' meeting selects a new realty service enterprise, Party B shall hand over the property inspection files to the owners' committee within 65,438+00 days from the date of termination of the preliminary realty service contract.
