Duties and rights of trade committees

Legal Analysis: According to the Constitution of People's Republic of China (PRC), the people and citizens of China are equal before the law. Therefore, according to the law of our country, the rights and obligations of the director of the owners' committee are the same as those of the owners.

Owners (owners committee director) shall enjoy the following rights in property management activities:

(a) the implementation of the decisions and resolutions of the owners' congress

(two) to convene a meeting of the owners' congress and report on the implementation of property management.

The obligations of the owners' committee are:

(two) to implement the resolutions adopted by the owners' meeting and accept the supervision of the owners; (3) Implement and urge owners to abide by relevant laws and policies such as property management, and assist property management enterprises to carry out various management work; (4) Accept the supervision and guidance of government management agencies, and accept the instructions and requirements put forward by government departments for this property management; (5) The decisions made by the owners' committee shall not violate the laws, regulations and policies, the decisions of the owners' congress and the public interests of the owners.

Among the rights and obligations of the owners' committee, hiring and dismissing the property management company is its main duty. Its main daily work is to review the charging standard, annual plan and financial budget of property management, and supervise its property management service activities. The ultimate goal of the owners' committee is to actively work for the property management company, so that residents in the community can enjoy good service and comfortable living environment.

Legal basis: Regulations on Property Management

Article 6 The owner of a house is the owner.
