Legal subjectivity:

Basic composition of property management fee: 1. Management fee: used for the daily management of the property management area, including patrol, inspection, property maintenance, account management of renewal fee, property file keeping and other related property management services. 2. Operating expenses of housing equipment: the expenses required for operating services of housing equipment such as elevators and pumps. 3. Cleaning fee: used for daily cleaning services in the property management area. 4. Security fee: used for daily security services in the property management area. 5. Maintenance fee: the cost of property maintenance service.

Legal objectivity:

Article 40 of the Regulations on Property Management shall follow the principles of reasonableness, openness, and adaptation of fees and service levels, and distinguish the nature and characteristics of different properties. Owners and property service enterprises shall, in accordance with the measures for charging property services formulated by the competent price department of the State Council in conjunction with the competent construction administrative department of the State Council, stipulate in the property service contract.
