Is it property management that leaks?

The house leaks, and the property is responsible. The relevant provisions are as follows:

1. The realty service enterprise shall provide corresponding services in accordance with the stipulations of the realty service contract. If the house leaks, the property management company shall undertake the corresponding maintenance obligations;

2. For the leaking balcony, external wall, roof and other public parts of the house, the property needs to bear the corresponding maintenance obligations. However, if the house leaks due to improper decoration or use by the owner, it shall be borne by the owner. If the house leaks due to its own quality problems, you can directly claim compensation from the developer and ask him to rectify within a time limit.

No matter what the house leaks, what does the property do:

1. If the house leaks and the property is unattended, which falls within the service management scope of the property management company as stipulated in the property service contract, the property management company shall bear the responsibility for maintenance or failure to maintain it in time;

2 does not belong to the scope of services in the property contract, the property management company does not assume responsibility.

The realty service enterprise fails to perform the realty service contract, causing personal and property safety damage to the owner, and shall bear corresponding legal responsibilities according to law;
