Article 5 Payment of various expenses.

5. All other expenses arising from the use of the house for commercial activities shall be paid by Party B (including the expenses for Party B to apply for installation of telephone, broadband, cable TV and other equipment).
Article 6 Change of Lessor and Lessee.
1. If the lessor transfers the ownership of the house to a third party, this contract is still valid for the new owner. The lessee must notify the lessee three months in advance when selling the house. Under the same conditions, the lessee has the preemptive right.

Article 7 liquidated damages and liabilities for breach of contract.
1. If Party A terminates the contract or rents it out to others in advance without Party B violating the contract, it shall be deemed that Party A has breached the contract and shall be responsible for compensating the liquidated damages of RMB.
2. If Party B terminates the contract in advance without Party A's violation of this contract, it shall be regarded as Party B's breach of contract, and Party B shall be responsible for compensating RMB as liquidated damages.
3. If the lessee transfers the leased house to others for use without authorization in violation of this contract, it shall pay a penalty of RMB. If the leased house is damaged as a result, it should also be responsible for compensation.
Article 8 conditions for exemption.
If the leased property is damaged or losses are caused to the lessee due to force majeure natural disasters, both parties shall not be responsible for each other. During the lease period, if Party B is unable to use the leased premises due to force majeure natural disasters, Party B shall immediately notify Party A in writing.
Article 9 dispute settlement methods.
In case of any dispute during the performance of this contract, both parties shall settle it through friendly negotiation. If negotiation fails, either party may bring a lawsuit to the people's court.
Article 10 For matters not covered in this contract, supplementary provisions shall be made in accordance with the relevant provisions of the Economic Contract Law of the People's Republic of China after consultation between Party A and Party B, and the supplementary provisions shall have the same effect as this contract.
