Property service has become an important part of general affairs, and its supervision mode and effect have also become one of the important signs to test the work quality of general affairs departments. In order to fully implement the spirit of logistics training courses and related meetings, and explore the new mode of property service and new ideas of supervision under the new situation, our property management company earnestly implemented the spirit of the meeting and did a lot of exploratory work in property supervision system, mechanism and service innovation, which accumulated some experience for improving the quality of property service supervision within the system. Now we report our work and work experience as follows:
I. Basic information
Our property management company was established in September, with existing cadres and workers. Now, according to the unified regulations of superior units, it is not allowed to run the tertiary industry, end the original property and outsource social property companies. Outsourcing projects include: security, cleaning and conference services. Self-run companies also supervise property companies in society. In other words, property supervision is our main job. How to realize the transformation from self-managed property supervision to outsourced property supervision? It is a problem that we are seriously thinking about, and it is also a topic that we have been boldly pursuing.
Second, the work practice

While the work of various departments is smooth, our supervision work is equally balanced and orderly. Turn passivity into initiative, plan ahead, give consideration to immediate interests, focus on the long term, make scientific decisions, and solve problems in batches, so that the property supervision work can seek innovation in routine, breakthrough in innovation, development in breakthrough and stability in development. For example, "three basics" construction, property management satisfaction evaluation and property service guarantee mechanism are all attempts to innovate working methods.
2, lay a good quality foundation, political and professional quality. Therefore, we must have the determination to resolutely follow the mass line, have the ability to keep close contact with the masses, cultivate a solid mass foundation and win their broad trust. Only in this way can we adapt to the trend of social development.
(3) Strengthen the sense of responsibility and improve the development level of property supervision services.
Determined by the nature of the work, property supervision is a long-term and complicated work, with only a starting point and no end. It is a concentrated explosion point of various social contradictions such as housing quality and local public security. Sometimes, even if you make a lot of efforts, you may not see any results, and you often have to be questioned by public opinion and criticized by individuals. Without a strong sense of responsibility, we can't persist, let alone satisfy the masses. Therefore, only with a strong sense of responsibility can we dare to take responsibility, have confidence to do a good job, and hope to get out of the trough of property management and obviously improve the satisfaction of the property industry.
The main system of responsibility lies in service. First of all, supervision, followed by service, including supervision in service. In service, we should be diligent in communication, investigation and work. We will encounter all kinds of difficulties and problems in our specific work. At this time, we need communication, not only with the cadres and workers of the unit, but also with other commissions and local government departments to win their support and help for our work. More importantly, we need to communicate with the broad masses of grassroots people and investigate what the masses are thinking, doing and expecting from the government. What are the requirements for us? Use the information obtained from communication to test whether our decision-making is scientific, whether it meets the fundamental requirements of the masses, whether it can solve the urgent, difficult and worrying problems that the masses care about, and whether it is conducive to improving the image of our party among the masses. At the same time, through communication, publicize the company's relevant regulations, reflect the work spirit of caring about people's livelihood and public opinion, and strive for the understanding and support of the broad masses and cadres and workers.
Third, the next step
Although our company has made some achievements in property management, there are still some problems compared with our brother companies, which need further improvement. Next, we plan to do the following work. First, make great efforts to solve the problems left over from property management in old residential areas, further verify the base number on the basis of the original property survey, especially for residential areas with large social hidden dangers, and come up with targeted solutions one by one to resolve problems and contradictions in the bud, so as to prevent problems from intensifying and forming petitions and social problems. Third, do a good job in the collection of property maintenance funds, the new district should be in place in full, and the old district should increase the intensity of clearing debts; At the same time, improve the approval and supervision mechanism of maintenance fund projects; Do special storage, earmarking. Fourth, do a good job in the training of property personnel, and adopt various ways such as inviting in and going out to maximize the professional quality and management level of property personnel.
