The responsibility of this matter depends on the cause of water leakage and the specific situation of the warranty period of the house.

If water leaks due to damage to building structures, public areas or public facilities, and large-scale maintenance or renovation projects are needed for maintenance, the property management company has the responsibility to carry out maintenance. This situation usually involves roof waterproofing works, and the warranty period is at least 5 years. If the water leakage problem has exceeded the warranty period, or is caused by improper use by the owner (such as decoration or use), then the maintenance responsibility is usually borne by the owner himself.

In case of water leakage during the warranty period, the developer or the construction unit shall be responsible for the maintenance. If the water leakage problem is neither within the warranty period nor caused by improper personal use of the owner, the property management company can usually use the public maintenance fund for maintenance.
