1. The text of this contract is a model text, which is applicable to the owners' meeting and the owners' meeting for reference when the development and construction unit selects the realty service enterprise to sign the preliminary realty service contract. Both parties to the contract should carefully read the contents of this model text before signing the contract.
2. The term "prophase realty service" as mentioned in these Provisions refers to the activities that the development and construction unit, with the approval of the real estate administrative department of the people's government at the county level, selects realty service enterprises with corresponding qualifications through bidding or agreement, and carries out maintenance, conservation and management of houses, supporting facilities and related sites in accordance with the stipulations of the prophase realty service contract, so as to maintain the environmental sanitation and related order in the realty management area.
3. As stated in the article, Party A is the development and construction unit and Party B is the property service enterprise. Before signing the contract, both parties shall present the relevant qualifications, credit certificates, qualification certificates and supporting documents of the signing subject.
4. Both parties can choose, modify or delete the contents of this text according to the actual situation; If there are any blank clauses that do not need to be filled in, the word "None" should be marked in the blank of the clause.
5. Matters not covered in this text can be separately agreed upon by both parties when signing the contract, and shall be regarded as an integral part of the signed contract.
6. According to the relevant provisions of Article 25 of the State Council Property Management Regulations, the preliminary property service contract signed by both parties is an integral part of the property sales contract signed by Party A and the property buyer.
7. The beneficiaries of the prophase realty service contract include all owners and property users, who enjoy the rights agreed in the contract and perform the corresponding obligations agreed in the contract according to law.
