So many low-rise owners say that the old community is not suitable for installing elevators.
2. Not all owners need elevators.
According to the current regulations, the cost of installing elevators in most communities and the later maintenance costs need to be shared equally by all owners. For example, it costs 400 thousand to install an elevator. Excluding the government subsidy of 6.5438+0.5 million yuan, the remaining 250,000 yuan needs to be shared equally by the owners of the whole building. According to a building with 6 floors and 2 households on each floor, there are 654.38+0.2 households in the whole building, and each household needs to bear about 20,800 yuan.
And this is only the cost of installing the elevator, and there will be the cost of maintaining the elevator in the future. In addition, not all owners need to use elevators. For example, many floors 1 and 2 basically don't need elevators, so naturally they don't agree to install elevators.
3. Adding elevators will have an impact on the value of the lower floors.
You should also pay attention to it. For a long time in the past, many young people wanted to buy houses for their parents in the old community, and most of them bought low floors, such as 1 floor and 2 floors, so the value of low floors was very high, even higher than that of low floors.
However, if the elevator is really installed, this situation may change. You know, after installing the elevator, the problem of inconvenient access to the high floor will not exist, and the high floor has the advantage of good lighting, so the value of the high floor will also increase. On the other hand, installing elevators will naturally have an impact on the value of low floors.
In fact, objectively speaking, the situation you mentioned basically does not exist. It is necessary to know that the installation of most old residential areas requires the consent of all owners, so even if the high-level owners agree, it is impossible to install elevators as long as one low-level owner does not agree to the installation or does not sign the consent form.
