After the five major real estate agents in Shenzhen-Zhongyuan, Jia Lian, Q House, Leyoujia and Midland Real Estate jointly issued a statement to resolutely resist the "all-people broker" marketing model, Shenzhen Real Estate Agents Association (hereinafter referred to as Shenzhen Housing Association) also officially issued a document prohibiting individuals from engaging in real estate agency and intermediary services.

On June 23rd, Shenfang China Association issued the Notice on Not Engaging in Real Estate Agency and Intermediary Services in Personal Name (hereinafter referred to as the Notice). The notice requires that the real estate brokerage business should be undertaken by real estate brokerage agencies, and the service remuneration should be collected by real estate brokerage agencies. No one may engage in real estate brokerage business in the name of an individual and collect fees.

Real estate intermediaries or social related personnel who are found to be engaged in real estate agency and intermediary services in violation of regulations in their own names and collect fees should be included in the "industry blacklist", banned for two years, and copied to the relevant credit reporting agencies and the joint publicity platform of credit information of real estate intermediary industries for joint credit restrictions. During this period, any real estate agency shall not employ them, and those who have been employed shall be dismissed immediately.

Hua Hong, director of the Development Research Department of Shenfang China Association, said in an interview with the National Business Daily that the announcement of the association is mainly a reminder to the outside world and consumers. Because from the current industry self-discipline rules, the "national broker" model is against the rules. Laws, regulations and industry self-discipline management documents clearly require that "brokers" should hold certificates and work in the name of the company, and cannot practice alone.

On June 17, the five major real estate agencies in Shenzhen-Zhongyuan, Jia Lian, Q House, Leyoujia and Midland Real Estate jointly issued a statement, resolutely resisting the "all-people broker" marketing model.

The proliferation of smuggling orders is one of the main reasons why the five major intermediaries in Shenzhen initiated this boycott. They said that they would not accept any distribution cooperation or operations similar to "national brokers"; Resolutely do not participate in the illegal marketing model of "national broker" initiated by any developer/developer/distributor.

On June 19, Shenfang China Association also issued the "Solemn Tips on Never Entrusting Intermediaries with Unregistered Real Names for Real Estate Transactions" (hereinafter referred to as the "Tips"). The prompt shows that Article 14 of the Measures for the Administration of Real Estate Brokers stipulates: "The real estate brokerage business shall be uniformly undertaken by real estate brokerage institutions, and the service remuneration shall be uniformly collected by real estate brokerage institutions. Real estate agents may not undertake real estate brokerage business in their own names and charge fees. "

Hua Hong added, "In the next step, we will also ask the competent authorities to investigate and deal with typical cases in Shenzhen, or bring them into the scope of industry self-discipline, such as being blacklisted in accordance with the provisions of the Notice."
