Who owns the public interests of civil code property?

Legal analysis: the public benefits of real estate belong to all owners. According to relevant laws and regulations, the income of the community belongs to all owners. Generally, after deducting the cost, the expenses incurred by the owner belong to the owner, and the distribution of benefits is also decided by the owner. The owners' congress may decide on its own that the public benefits shall be managed by the owners' committee or entrusted by the realty service enterprise through the realty service contract. Entrusted with the management of public income, the realty service enterprise shall open a special account in the bank to store public income, and the income and expenditure statements shall be separately listed and shall not be shared with other accounts of the enterprise.

Legal basis: Article 282 of the Civil Law of People's Republic of China (PRC), the income obtained by the construction unit, the property service enterprise or other managers from the owner's part shall be owned by the owner after deducting reasonable expenses.
