Legal analysis: underground civil air defense parking spaces have no right to rent. Parking spaces in residential quarters are included in the planning of residential quarters as supporting facilities, and at the same time, they are submitted for construction, construction and delivery. There is an inseparable master-slave relationship between the parking space and the main building of the residential area, which is affiliated and not independent compared with the main building. Therefore, parking spaces in residential areas cannot be bought and sold separately from houses.

Legal basis: The ownership of the parking spaces and garages planned for parking cars in Article 275 of the Civil Law of People's Republic of China (PRC) shall be agreed upon by the parties through sale, gift or lease. Parking spaces that occupy roads or other venues owned by the owner for parking cars shall be owned by the owner.
