Party A is the _ _ _ _ _ _ _ _ _ _ property management unit, and Party B is the unit or individual entrusted by the buyer or user of the residential unit property in this community for decoration. Party A and Party B enter into this agreement on decoration through equal consultation.

I. Decoration application and approval

Article 1 Party B shall submit a decoration application to Party A in written form before decoration, and fill in the decoration application form; Party B shall provide Party A with the following materials:

1. Copy of the business license and qualification certificate of the construction unit (with official seal). Entrust individuals, need to provide decoration power of attorney.

2. Decoration design drawings (including floor plan, concealed engineering drawings, mechanical and electrical engineering construction drawings) with a scale not less than 1: 100 or copies of the above drawings.

3. Party B shall provide Party A with the list of on-site construction personnel, copies of ID cards and 2 recent photos of 1 inch.

4. Certificates and photocopies of special jobs such as electricians and welders in the decoration team.

Article 2 After receiving Party B's application, Party A shall review the materials provided by Party B, complete the review within 7 working days after receiving the materials, and notify Party B of the review results. After passing the examination, Party A will issue a construction permit to Party B. Party B shall start the renovation according to the permit time, and at the same time, post the permit in an obvious position on the renovation site for Party A's inspection.

Article 3 When Party A deems it necessary to modify or resubmit the information provided by Party B, Party B shall modify or resubmit it and report the modified information to Party A for final review.

Article 4 Party B shall not change the materials audited by Party A without authorization. If it is necessary to modify or change, it shall notify Party A in writing in advance and submit the modified materials to Party A for review.

Article 5 If Party B starts construction without applying for renovation or without Party A's consent, Party A has the right to order it to stop, and all consequences arising therefrom shall be borne by Party B. ..

Second, the pass.

Article 1 In order to ensure the smooth progress of Party B's renovation work, Party B needs to apply for the site pass for the construction personnel employed by Party B. If the pass is not applied, lost or lent to others, Party A has the right to prevent them from entering the community, and all consequences arising therefrom shall be borne by Party B. ..

Article 2 If Party A finds that the construction workers employed by Party B are illegal or do not conform to the regulations on community management, Party A has the right to clear the construction workers out of the community, and all the consequences arising therefrom shall be borne by Party B. Article 3 After the renovation is completed, Party B shall return all the passes it has handled to Party A in time, and Party A will return the temporary pass deposit after verification.

Third, the decoration deposit

Article 1 In order to ensure the interests of the owner and the safety of the building structure and supporting equipment, Party A charges Party B a deposit of 5,000 yuan per household.

Article 2 Party B shall pay the garbage cleaning fee: 20 yuan/Nature Room; Management fee (including equipment use fee) is charged at 15 yuan/day, from the time when the construction permit is obtained after examination and approval to the time when the site is cleared after acceptance.

Article 3 After the renovation is completed and accepted by Party A, the actual expenses will be deducted (Party A will stop charging on the day of acceptance), and the final payment will be returned in accordance with the regulations for 3 months without quality problems. If the acceptance is unqualified, Party A will continue to charge Party B the relevant expenses during the rectification period.

Fourth, matters needing attention

The first building civil structure decoration

1. Doors and windows shall not be changed to keep the appearance of buildings and houses beautiful and unified.

2. It is forbidden to dismantle and destroy the original structure, load-bearing wall, counterweight wall and floor slab. It is not allowed to pick slots and make holes in the main structure without authorization, and it is not allowed to cut through partition boards on the ground, roof and balcony.

3. The thickness of indoor ground decoration stone shall not exceed 1.2cm, and the total thickness of ground decoration shall not exceed 3cm. Before laying floor tiles according to the construction progress, it should be reported to the engineering department of the property management company for inspection and approval.

4. Don't destroy the waterproof layer of the original bathroom and laundry room without authorization. If there is any damage, waterproof treatment must be redone, and 24-hour closed water test should be conducted. The property engineering department can only continue the construction after passing the inspection.

5. The wooden materials used by Party B for decoration shall be treated with fire prevention, flame retardant and anti-corrosion.

6. Rooms without waterproof requirements shall not be set as bathrooms and kitchens.

7. The kitchen should have a door, not an open kitchen.

Article 2 Decoration of water, heating and gas pipeline facilities

1. It is forbidden to change indoor heating pipeline facilities, install radiators or dismantle them. When installing the heating cover, be sure to leave a manhole with a length and width of not less than 400mm to facilitate future maintenance, otherwise the consequences will be at your own risk.

2. It is forbidden to change the indoor water meter, and the original design pipeline shall not be changed without authorization.

3. It is forbidden to change or block gas pipelines and instrument facilities.

4. A distance of more than 100mm should be reserved around all indoor pipe joints and interfaces, and inspection ports with a length and width of not less than 400mm must be reserved according to regulations for future maintenance and inspection.

5. Don't package the gas pipeline without authorization.

6. The installation of gas water heater must adopt forced exhaust type, and its exhaust pipe shall not exceed the outer wall 10cm, and shall not be discharged into flue or tube well.

7. If there are any changes to the bathroom and kitchen walls, the construction plan should be made according to the waterproof standard, and waterproof should be done again.

Article 3 Decoration of power distribution and weak current signal facilities

1. The distribution system layout must be constructed according to the approved scheme and drawings, and the construction personnel responsible for this work must hold the electrician operation certificate issued by the Labor Bureau (a copy of the certificate of special type of work is filed in the property management company).

2. It is forbidden to destroy the original indoor wiring circuit and directly bury high and low voltage lines. It must be laid in accordance with the construction specifications. Party B shall be responsible for all consequences caused by any violation.

3. It is not allowed to add or modify the original design distribution control and metering instruments without authorization, and the concealed construction parts: lighting, sockets and air conditioning sockets must be controlled in one direction according to the original design load.

4. It is forbidden to dismantle and change the original design of TV, intercom and communication network wiring. If you change it without authorization, you will be at your own risk.

5. The bathroom installation of Yuba must be rewired from the socket, and the original reserved lamp line cannot be used. Electrical appliances exceeding the original design load shall not be used indoors.

Article 4 Exterior decoration of buildings

1. It is forbidden to dismantle and change external windows, fire windows and balconies, and it is forbidden to install guardrails without authorization.

2. It is strictly prohibited to illegally build or hang other items on the platform in Grandpa's * * * area at the door. The offender's property company has the right to demand its unconditional demolition at its own risk.

3. The outdoor unit of the air conditioner must be installed at the designated position, and the condensate drain pipe must be connected with the air conditioner condensate pipe or fixed on the wall at one side of the outer window.

Article 5 Layout of the construction site

1. Handling of decorative materials: Party B shall apply for the use time of the elevator in advance, arrange the handling time as planned, and shall not damage public facilities and equipment such as elevators, public area walls, stairwell walls, etc. When handling building materials, it must be sealed and leak-free, and the handling route must be cleaned up in time after handling.

2. Cleaning and removal of decoration garbage: Party B must abide by Party A's regulations, transport the sealed bagged garbage to the designated place at the designated time, and clean up the debris in front of the door at any time. It is forbidden to pile up building materials and decoration garbage in public areas, and it is forbidden to dump debris and paint into sewer pipes.

3. Construction personnel: Party B's construction personnel shall wear neat clothes and traffic signs, and enter through designated passages; It is forbidden to wander in the non-working area of this community, and it is not allowed to damage the public facilities and equipment of the community and the finances of others; Strictly abide by the management regulations and keep the walls of public areas and corridors clean and tidy.

4. Decoration construction time:

1) Working hours: 8: 00- 12: 00, 14: 00- 18: 00. At other times, construction workers are forbidden to enter or stay in the community, and construction workers are forbidden to spend the night in the community.

2) Operation time of mechanical equipment: 8: 00- 1 1: 30, 14: 30- 18: 00, and the rest time is silent operation time, so construction is strictly prohibited to disturb people. (Write homework silently on Saturday and Sunday)

5. Fire safety: Every household in the decoration construction site must be equipped with two 5 kg fire extinguishers, and smoking is prohibited in the work site. Party B must abide by all safety and fire prevention regulations and fulfill the letter of responsibility for safety and fire prevention signed with Party A. ..

Verb (abbreviation of verb) decoration completion acceptance

After the renovation is completed, Party B shall notify Party A of the appointed time in advance. Within 5 working days after Party A receives Party B's formal acceptance application, the project department, the owner, the person in charge of the decoration company and the decoration company will implement the project.
