If you don't pay the property fee, you won't enjoy the corresponding property services. If the negotiation fails to fulfill the dunning procedure, the property company can make a decision to sue the owner and ask him to pay the property fee and liquidated damages. Those who refuse to perform may apply to the court for compulsory execution.

Property management fees are collected as follows:

4. The property management company has not signed a contract with the owner;

5. The service quality provided by the property management company can't reach the standard agreed in the contract;

6. The property company does not have the original approval document of the price management department;

7. The property management company expands the charging scope and raises the charging standard without authorization;

8. The property service of the charging project community increased by the property company without the owner's permission is not good.

Article 944

If the owner fails to pay the property fee within the time limit in violation of the agreement, the property service provider may urge him to pay it within a reasonable period of time; If the payment is not made within a reasonable period, the property service provider may bring a lawsuit or apply for arbitration. The property service provider shall not stop power supply, water supply, heat supply and gas supply to demand payment of property fees.
