Article 1 Leased property and coordinated management

Article 2 Lease Term and Rent Situation

Article 3 Delivery date and rent calculation of the house

Article 4 Payment methods of rent, contract performance bond and coordination management service fee

(1) The lease of the house is based on the principle of paying the rent first and then using the house, and the rent shall be paid by Party B to Party A every six months.

Article 5 Rights and obligations of Party A during the lease term

(1) Party A shall deliver the house to Party B on schedule. After Party B's lease expires, Party A has the right to take back the house in time.

During the lease period, Party A shall collect the rent of the house from Party B by itself, and declare and pay the relevant taxes and fees to the relevant departments.

(2) During the lease term, if Party A needs to terminate the contract in advance, it must obtain the written consent of Party B, otherwise it will be treated as breach of contract.

(3) After the lease expires, if Party A continues to lease the house, under the same conditions, Party B has the priority to lease.

Article 6 Rights and obligations of Party B during the lease term

(1) Party B shall pay the rent and other expenses to Party A on time. If the payment is overdue, Party B shall pay Party A 0.5% of the current one-month rent as liquidated damages.

(II) Party B shall bear the utilities and other expenses related to its business according to the business purpose and business scope agreed by both parties, and the charging standard of utilities and other expenses shall be implemented according to the regulations of relevant departments. Party B shall strictly abide by the relevant national laws and regulations and the provisions of relevant state departments and operate legally. If Party B changes the lease purpose of the house without Party A's written consent, Party A has the right to terminate this contract, take back the house and hold Party B liable for breach of contract.

(3) Party B shall be responsible for the decoration and expenses required for its operation. The decoration scheme shall meet the requirements of the building structure, overall image and fire safety of the property, and shall be implemented after being examined and approved by the property management party of the property. If it is necessary to install any equipment that exceeds the water quantity and capacity of the property, Party A shall obtain the written consent of Party A and Party C in advance, and Party A shall assist Party B to handle the expansion procedures in relevant departments, and all expenses shall be borne by Party B. ..

The expenses such as water, electricity and property management fees incurred by Party B during the lease period shall be truthfully paid by Party B to the relevant units in accordance with relevant standards or contracts signed with relevant units.

(4) During the lease term, if Party B needs to terminate the contract in advance, it must obtain the written consent of Party A in advance, otherwise it will be treated as breach of contract.

Article 7 Return of Leased Property

Article 8 Liability for breach of contract

Where other provisions of this contract stipulate the liability for breach of contract, the relevant provisions shall prevail; If there is no agreement on the liability for breach of contract, the following provisions shall apply:

(1) If either party fails to perform the provisions of this contract or violates the relevant provisions of national laws and regulations, the other party has the right to investigate the breaching party's liability for breach of contract and compensation.

(II) During the lease term, if Party A breaches the contract, Party B has the right to terminate this contract unilaterally. Party A shall refund the rent paid in advance by Party B within 30 working days after the termination of the contract, and pay liquidated damages to Party B according to the amount of one month's rent in the current period of the contract. Party A shall also compensate Party B for other reasonable losses caused thereby. The performance bond paid by Party B shall be returned to Party B by Party A (without interest) after deducting all expenses that Party B should pay to Party A.. ..

Article 11 Conditions for exemption

If the contract cannot be performed due to force majeure, the liability shall be exempted in part or in whole according to the influence of force majeure, but the liability shall not be exempted if force majeure occurs after delayed performance.

If one party fails to perform the contract due to force majeure, it shall notify the other party in writing in time to reduce the possible losses to the other party, and provide the other party with proof materials after the force majeure event 15.

Article 12 Ways to settle disputes

Any dispute arising from the performance of this contract shall be settled by both parties through consultation. If negotiation fails, it shall be submitted to arbitration/court (arbitration or court can only choose one) for settlement.

Article 13 Matters not covered in this contract shall be implemented in accordance with the relevant provisions of China laws and regulations, and both parties may also sign a supplementary agreement through consultation.
