Judging whether a property company is unreliable mainly depends on whether it operates according to law, with emphasis on the following two aspects:

According to Article 10 of the Price Law, the realty service enterprise shall accurately record and verify the service cost, and shall not resort to deceit; According to Article 11 of the Measures for the Administration of Property Service Charges, property service charges include service costs, statutory taxes and fees, and corporate profits. The nine expenses that constitute the service costs are directly related to the quantity and quality of the parts and facilities used by the property. Therefore, the realty service enterprise shall go through the filing procedures in accordance with the provisions of Article 29 of the Measures for Undertaking Property Inspection, and publicly file the filing documents such as the realty service contract, management statute, property undertaking inspection agreement and inspection handover record, so as to prove that the property has been undertaken according to law, and through the guidance and supervision of the administrative department,

The realty service enterprise shall fulfill the obligation to declare, record and clearly mark the property service charges, truthfully report the relevant pricing information of the charging items according to the obligation stipulated in Article 18 of the Regulations on Price Management of People's Republic of China (PRC), and implement the system of declaring and recording the service charging standards stipulated by the price department; Article 6 The contents listed must be publicized in accordance with the provisions of clearly marked property service charges to prove that the service charges have passed the supervision and inspection of the competent government departments.
