What information do you need to sue a property company?

Legal analysis: The following materials are needed: the property management agreement signed between the company and the owner, the preliminary property management agreement signed between the company and the developer and the industry committee, the list of unpaid property fees, and the company qualification certificate.

If you want to sue, you need to prepare a complaint: let the legal representative sign and affix the official seal, a copy of the company's business license and organization code certificate, the identity certificate of the company's legal representative, and the legal representative's ID card.

Legal basis: Article 1 of the Interpretation of the Supreme People's Court on Several Issues Concerning the Specific Application of Law in the Trial of Property Service Disputes meets one of the following circumstances, and the people's court shall support the request of the owners' committee or the owners to confirm the invalidity of the contract or relevant clauses of the contract:

(a) the entrustment contract that the realty service enterprise entrusts all the realty service business in the realty service area to others;

(2) clauses in the realty service contract that exempt the realty service enterprise from its responsibilities, increase the responsibilities of the owners' committee or owners, and exclude the main rights of the owners' committee or owners.
