The following is the government-guided price standard for residential property service charges in Nanyang City, and the fees charged by property companies within this standard are legal.

1. Basic charging standard for property services: multi-storey and high-rise.

2. The floating charges at the community level are Grade I, Grade II, Grade III and Grade IV.

3. The floating charge standard for residential area is 30% below 25,000 ㎡ (inclusive), 20% below 25,000-50,000 ㎡ (inclusive) and 5% below 55,438+00-200,000 ㎡ 10%.

4. The benchmark property service fee above the floating charge standard for the number of elevators in residential areas does not include the mandatory annual inspection of elevators and professional (outsourcing) maintenance premium. For every 1 elevator in residential area, the benchmark property service charge standard will be raised by 5000 yuan per elevator. Calculation formula: 5000× number of elevators ÷ property area ÷ 12= floating charging standard of elevator number coefficient.

5. The number of entrances and exits in residential areas is floating. The above benchmark property service fee includes 1 entrance and exit. In the future, for every 1 entrance, the benchmark property service fee will be raised by 4,000 yuan for single post and 8,000 yuan for double post respectively. Calculation formula: 4000(8000)× number of entrances and exits ÷ property area ÷ 12= floating charging standard of elevator number coefficient.
