1. 3. Purchase of parking spaces by a single owner: the purchase is funded by the owner, and the property rights belong to the owner;

4. All parking spaces are owned by the developer: those invested by the developer are not included in the pool, but can be rented or sold to the owners.

Parking spaces without property rights can only be traded in the form of transfer, because they cannot be bought or sold without property rights. In addition to unmanned underground garages, there may be property rights for sale, and residential properties will also be sold on the ground. These parking spaces have no property rights. Strictly speaking, these parking spaces are not eligible for sale, and property companies can only rent them in the form of lease rights.

China's "Property Law" clearly stipulates the nature and rights and interests of parking spaces. According to the provisions of Article 74 of the Property Law, the ownership of parking spaces and garages planned for parking cars within a building division shall be agreed upon by the parties through sale, gift or lease.

Parking spaces that occupy roads or other venues owned by the owner for parking cars shall be owned by the owner. It belongs to the parking lot determined in the planning, and the other part can't sell the parking space that can only be rented. It should be a temporary parking spot in the community. The housing management department reminds the general public that when buying or renting residential garages, it is necessary to distinguish the categories so as not to cause unnecessary losses and disputes.
