Sometimes they can't go home after working overtime, so they just lie on the sofa in the office for a while and laugh that this is really called "taking the community as their home". In the process of issuing keys, employees not only have to face a huge workload, but also face inquiries and complaints from owners and teachers. But the smile, care and patience of the staff virtually eliminated all kinds of problems.
During the summer vacation, all the staff of the campus management center not only didn't have a rest, but also increased their workload than usual. Campus people were active everywhere on campus. In order to keep the campus environment clean and tidy, campus people are silently "cultivated". When a large number of branches and leaves are accumulated on the road due to typhoon, campus people concentrate on organizing cleaning and removal. Due to the increase in the number of campus construction and home decoration in summer, the construction waste also increases, especially catching up with the decoration of Yuyuan teachers' community, and the scene of construction waste piling up like a mountain can be imagined. The rest, such as the replacement of monitoring system, the maintenance of the third-phase floating canopy, and the replacement of some parts of the fire protection system, all need a lot of money, so it is necessary to improve the financing of special maintenance funds in the community to solve the problem.
2. Improve the regular meeting system and solve the difficult problems that exist every month. Second, the focus of the work is to solve the problem of housing leakage for the owners.
In the first half of the year, the owner complained that the house or the top floor was seriously leaking and there were many households. Because of the leakage of the external wall, it is generally subordinate to the maintenance responsibility of the public area (No.94 document of the Ministry of Construction), which belongs to the scope of using special maintenance funds. However, the owners generally have the idea that "there is nothing to do, and it is impossible to use maintenance funds with the consent and signature of two-thirds of the owners". However, this is really a leak at home, and I hope to solve it immediately. This is very contradictory. In order to be responsible for the majority of owners, the industry Committee visited the owners' homes many times to discuss solutions. Sometimes, in order to know the first-hand situation more clearly, it even risks climbing to the top floor floating awning and other places to check. In this regard, the service center and the industry Committee have done a lot of work, including some dredging work, which has solved the leakage problem for several owners. Up to now, there are still about 20 owners' houses leaking, involving an amount of about 60,000 yuan. Here, it is suggested that the representatives of the owners' congress give the industry committee higher standards and limits on the amount of maintenance responsibility and governance expenses in the public areas of the community, so that the industry committee can better solve the water leakage problem belonging to the public maintenance responsibility for the owners.

The industry committee asked the property management company to unify the standards and repeatedly quote to several units, and organized relevant personnel to meet and discuss for many times to understand the situation on the spot. Five, open up new ways, strive to expand resource value-added projects, and reduce the maintenance expenses of owners.

The industry Committee has done a lot of work to recover the arrears, and even sent a lawyer's letter to the defaulting unit through legal counsel. In addition, the industry committee is also trying to contact some units to carry out resource appreciation projects, such as video advertisements in elevators, express advertisements, light box advertisements, and venue rental of XX Media Company under negotiation.
6. Actively publicize and promote the community brand of Jiaheyuan.
The industry Committee attaches great importance to the publicity and promotion of Jiaheyuan brand.
