I'm from an office building property management company. I wonder how many square meters of office space must have two doors? Ask for the source of the document, thank you.

There is no such provision in property management, mainly in fire protection. Please refer to the Code for Fire Protection Design of Buildings or the Code for Fire Protection Design of High-rise Civil Buildings.

The following are listed by the master!

The width of the main passage facing the warehouse gate should generally not be less than 2 meters; The doors and passages of the warehouse are not blocked. When goods are stacked, the pile spacing, wall spacing, column spacing and beam spacing should not be less than 50 cm, and walkways should be set under the warehouse lighting or the stacking distance should be reserved as far as possible. There is no hard and fast rule about how many doors and windows are needed. If the warehouse is too big, it is not convenient to get in and out of the goods through one door. Also, we must pay attention to the placement of fire-fighting equipment and the partition between warehouse and living area.

There is no need to set up two doors. For an office building with a building area of more than 60m2 and less than 100m2, it is indeed difficult to set up two exits due to the limitation of building layout, and if the linear distance from the farthest point indoors to the safety exit does not exceed 15m, one exit can be set up if one of the following conditions is met: 1, and the number of office workers in the office building does not exceed 10. 2. The clear width of the door should not be less than1.4m.

There is also a related regulation: large space office refers to the open office space after all or most of the areas on the first floor are not separated by walls or the partition walls of rooms and walkways are removed. The key points of fire protection design for interior decoration of super-high-rise, high-rise or multi-storey public buildings with automatic sprinkler system are as follows:

1, safety exit.

(1) The number and width of safety exits shall meet the requirements of the specification. For two or more units * * * working in a large space with an elevation, it should be strictly controlled. There should be a public walkway connecting two safety exits, and the masonry of the walkway wall should meet the requirements of the fire protection code.

(2) The decoration shall not block the exit in the original design, and desks, cabinets and stacked items that hinder safe evacuation shall not be set within 2m of the stairwell or front room.

2. The setting of fire doors. The setting of fire doors should ensure that the safe evacuation of personnel is not affected. When the fire door at the safety exit needs to be locked and closed for safety reasons, it shall meet one of the following requirements:

(1) The door is equipped with an electromagnetic door lock linked with the fire alarm system. When the fire alarm detector detects a fire, it can open the door without electricity or open the door lock with electricity.

(2) The inside of the door should be provided with a push latch, and the outside of the door should be provided with a fire lock (such door locks should be consistent throughout the building, and the master key should be kept by the fire control room).

(3) In case of fire, the access control system used in the building will be automatically or remotely opened by the control center of the building automation system (adjacent to the fire control room or in a large room). When the power is cut off, the fire door must be in an openable state.

3. Evacuation passage.

(1) There should be a natural pedestrian passage in the large space office area, and the width of the passage should be calculated and determined according to the fire evacuation time and the number of people, and it should not be less than 1.4m, and it should be connected with the safety exit.

(2) The straight-line distance between the two exits of the large space office and the nearest evacuation exit should not exceed 30m, and the walking distance along the natural passage should not exceed 45m. The straight-line evacuation distance of one-way evacuation place should not exceed 12m, and the walking distance along the natural passage should not exceed 18m (when the straight-line included angle between any point in the room and the emergency exit is less than 450, it should be regarded as one-way evacuation). The safe evacuation distance is shown in Figure 2.

4. Decoration materials. After the implementation of large-space office, the evacuation walkway in the building is in the same space as the office area. In order to ensure the safety and reliability of evacuation, on the basis of the current norms, stricter requirements are put forward for the wall decoration materials and furniture in office places:

(1) The wall materials of super-high-rise buildings and high-rise buildings should reach Grade A, and local wooden decoration can adopt B 1, which should not exceed 10% of the wall area.

(2) The wall material of multi-storey building should not be lower than B 1 grade, and the local wooden decoration can use B2 grade material, which should not exceed 20% of the wall area.

(3) The decoration materials of the top surface and the ground are still subject to the Code for Fire Protection Design of Interior Decoration of Buildings.

(4) The furniture in super-high-rise buildings and first-class high-rise buildings, such as desks and cabinets, should be made of fireproof boards or metal materials. 5. Control tobacco. For large space office space with open external windows, the window opening area should reach 2% of the ground area. For the reconstructed building, the openable external window with a height of more than 1/2 can be used as the area of natural smoke exhaust window. If natural smoke exhaust is affected by setting local partitions or rooms, mechanical smoke exhaust facilities should be reserved or even added.

6. Fire evacuation lighting. Lighting exit signs should be installed above the exit. The spacing of evacuation signs should not be greater than 20m. Evacuation signs set on natural passages or walkways shall be installed on the wall or ground below 1.00m; Evacuation signs in large space office areas can be installed under the ceiling that can be seen by internal personnel.
