Property fees can be reduced or exempted through negotiation. The general property fee of 1 year can be reduced by 1 month, with a maximum of 70%. Because there is no check-in, no elevator, no public lighting, no electricity bill, and no one will produce domestic garbage when living at home. These are all saved for the property management company, so the property management fee can be reduced.
Unless there are special regulations in the community or the city, you can't just pay 70% of the property fee for not living in a house. Although I can't live, I still have to pay the full property fee. Owners cannot reduce or pay property fees on the grounds of not staying. The services provided by the property are for the whole community. In the absence of the owner, the main body of the house is still enjoying the property service of the community, and the property fee will generally not be lowered. It should be noted that if your house is vacant for a long time, you can apply to the property management company to suspend some services, such as cleaning services, but the property management company will still charge the basic service fee.
To sum up: the owner should pay the property service fee according to the property service contract. If the owner agrees to pay the fees, the owner shall bear joint and several liability. The property that has not been sold or handed over to the property buyer shall be paid by the construction unit. If the owners fail to pay within the time limit, the owners' committee shall urge them to pay within a time limit. If it still fails to pay, the realty service enterprise may bring a lawsuit to the court.
