The quotation is based on the reference price of Beijing home decoration project, and is agreed by both parties in the contract according to the economic operation law and the principle of high quality and good price. Second, the project supervision
If the project is supervised, Party A shall sign a project supervision contract with a project supervision company approved by the construction administrative department, and notify Party B of the name, unit, contact information and responsibilities of the supervision engineer.
Third, the construction drawings
Party A entrusts Party B to design and provide construction drawings in triplicate, with Party A holding one copy and Party B holding two copies.
Four. Party A's work
1. Three days before commencement, on the principle of not affecting the construction, create conditions for Party B to enter the site for construction.
2. Free water supply, power supply and winter heating during construction.
3. Be responsible for the commencement formalities of the real estate department and the related expenses that should be paid by the owner.
4. Abide by the rules and regulations of the property management department.
5. Responsible for coordinating the relationship between the site construction team and the neighborhood.
6. Participate in the supervision of project quality and construction progress, and participate in project data, concealed works and completion acceptance.

1. During the construction process, strictly implement the safety construction operation specifications, fire prevention regulations, construction specifications and quality standards, and complete the contract project with good quality on schedule.
2. Do not disturb the people and pollute the environment. It is not allowed to engage in renovation activities such as knocking, chiseling, building and drilling that generate noise from 12 to 14 and 18 to 8 o'clock the next day.
3. Party B shall be responsible for the maintenance and compensation for the losses caused by pipeline blockage, water leakage, water supply and power failure of adjacent residents' houses due to decoration construction.
4. Responsible for the protection of finished products, equipment and furniture in the living room.
5. Ensure that the water pipes in the room are unblocked and the bathroom is clean.
6. Ensure the cleanliness of the construction site, clean up the construction site after daily completion, and transport the garbage to the designated place of the property.
7. Provide Party A with written materials such as various standards, specifications, calculations and reference prices involved in signing and performing this contract.
Six, engineering change
During the construction period, if it is necessary to change the project contents agreed in the contract, both parties shall reach an agreement through consultation. Both parties to the contract * * * sign a written change agreement, and at the same time adjust the related project cost and cycle. Engineering change order, as the basis for completion settlement and extension of construction period.
Seven, material supply
1. Party B shall provide Party A with a list of materials to be purchased five days in advance, and Party A shall timely purchase materials for the use of the construction team within four days, and both parties shall bear their respective responsibilities for the construction delay and economic losses caused thereby.
2. Without the consent of Party A, Party B shall not purchase materials by itself. If it has been purchased, Party A has the right to unconditionally refuse to use it and refuse to pay for the materials.
3. Party B shall purchase materials at the building materials supply point designated by Party A and issue a formal invoice.
4. Party B shall check and accept the quality of building materials purchased by Party A, and raise quality problems with Party A in time, and have the right to refuse to use them. If Party A insists on using it, it shall request Party B in writing and bear the losses caused by the quality of the materials.
5. Party B shall assist Party A to receive the goods and check the accuracy of the quantity and accessories.
6. Party B shall properly keep the materials and prohibit other personnel from entering the site.
7. Without Party A's permission, Party B shall not take any building materials out of the house. If such a phenomenon is found, it will be deducted from the labor cost by doubling the material price.
8. Party A's materials are transported to the downstairs where the project is located, and any construction personnel of Party B shall carry them unconditionally.
Eight, the construction period delay
1. If the completion date is delayed due to the following reasons, the construction period will be postponed after being confirmed by Party A: engineering quantity changes; Force majeure; Other circumstances in which Party A agrees to postpone the construction period.
2. If the project cannot be completed on schedule due to Party B's responsibility, the construction period will not be postponed, and the cost of reworking the project quality problems caused by Party B will be borne by Party B, and the construction period will not be postponed.
3. If the construction period is delayed due to Party B's reasons, Party A shall be compensated for the loss by 2‰ of the total project cost for each day of delay.
Nine, quality standards
1. In terms of indoor environmental pollution control of decoration, the standards in Code for Indoor Environmental Pollution Control of Civil Building Engineering (GB50325-200 1) should be strictly implemented.
2. The construction quality of this project shall be implemented according to the Quality Acceptance Standard of Beijing Family Room Decoration Project (DBJ/T0 1-43-2000).
3. When both parties dispute the project quality and indoor air quality at the time of completion and acceptance, they should apply to a professional testing unit recognized by the Beijing municipal construction administrative department and the quality and technical supervision department for certification of the project quality and indoor air quality. The expenses related to the certification process shall be borne by the responsible party.
X. Project acceptance and warranty
1. During the construction process, the project quality will be jointly accepted in the following stages:
(1) Material acceptance;
(2) Acceptance of concealed works;
(3) Completion acceptance.
2. After the project is completed, Party B shall notify Party A for acceptance.
3. Before the completion acceptance by both parties, Party B shall be responsible for protecting the safety of finished products and the project site.
4. The warranty period of this project is two years under normal use conditions from the date of completion acceptance, and the warranty period of the kitchen and bathroom anti-leakage project with waterproof requirements is five years.
XI。 Payment method of project funds
1. After this contract comes into effect, Party A shall pay the project payment to Party B according to the following table:

4. After all the project funds are settled, Party B will issue a formal invoice to Party A as the main evidence of the project.
Twelve. responsibility for breach of contract
1. If one party fails to perform its contractual obligations as agreed, causing losses to the other party, it shall be liable for compensation; If you are punished for violating relevant laws and regulations, the ultimate responsibility shall be borne by the responsible party.
2. If one party cannot continue to perform the contract, it shall notify the other party in time, and the responsible party shall bear the losses caused by the termination of the contract.
3. If Party A fails to pay the third and fourth projects within the time limit agreed in the contract without justifiable reasons, it shall pay Party B a penalty of 2‰ of the contract price for each day overdue.
4. If the project quality and indoor air quality are unqualified due to Party B's responsibility, Party B shall rework, repair, comprehensively treat and compensate according to the following agreement:
(1) Party B must completely rework and repair the unqualified parts of the project. The delayed payment of the project caused by rework shall be regarded as the project delay, and Party B shall pay Party A a penalty of 2‰ of the project cost of this contract for each day of delay.
(2) If the indoor air quality is unqualified, Party B must comprehensively treat it. Delayed delivery of the project due to governance reasons shall be regarded as project delay. For each day of delay, Party B shall pay Party A a penalty of 2‰ of the contract project cost.
(3) If the indoor air quality is still not up to standard after treatment, Party B shall return the full price of the project contracted by Party A. ..
Thirteen. Dispute resolution method
Disputes arising under this contract shall be settled by both parties through consultation or applied to the Consumers Association for mediation. If negotiation or mediation fails, it shall bring a lawsuit to the people's court where the project is located and request the people's court to make a ruling.
Fourteen Labor force management
1. Party B shall provide Party A with copies of ID cards of all construction personnel before the commencement of construction.
2. Without Party A's permission, off-site construction personnel shall not spend the night at the site.
3. Party A shall handle the community access certificate for Party B in time, and pay relevant fees.
4. Party B's temporary residence permit in Beijing is complete, and relevant losses caused by incomplete documents shall be borne by Party B. ..
5. Party B appoints you as the person in charge of the construction site and the alternate person in charge.
6. Without the consent of Party A, Party B shall not change the construction personnel at will.
7. Without the consent of Party A, Party B shall not stop work or go slow under any circumstances.
Fifteen, construction machines and tools
1. Party B shall bring its own tools needed for construction, and ensure the safety and good usability of the tools, and the maintenance expenses of the tools shall be borne by Party B..

XVI. On-site management

Seventeen. supplementary terms
1. This contract is made in duplicate and shall come into effect after being signed by both parties.
2. After this contract is signed, the project shall not be subcontracted.
3. Both parties may modify or supplement this contract in written form, but if the modification or supplement unreasonably relieves or exempts Party B from the responsibilities stipulated in this contract, this contract shall still prevail.
4. If the performance of the contract is affected or losses are caused due to reasons not attributable to both parties, both parties shall settle the matter through negotiation based on the principle of fairness.
5. This contract will be automatically terminated after the performance.
Eighteen. Other agreed matters.
1. Party B shall check the material quality and construction quality of the site; Party B can only use the materials provided by Party A after inspection.

3. Party B shall show Party A the purchase certificate (invoice or shopping list or unified supply certificate of the company), environmental protection certificate, warranty certificate, material source and other related materials, and Party A has the right to verify the authenticity of the materials with the manufacturers or distributors. If it is found that the materials provided by Party B are fake and shoddy products or products that do not meet the standards and regulations of the state, local authorities and relevant ministries, Party B must promptly replace them with products agreed in the contract or other qualified products with the same price recognized by Party A, and compensate Party A at twice the market price of the materials agreed in the contract. If Party B can provide legally recognized evidence, which fully proves that it is the supplier's responsibility, Party A can appropriately reduce the compensation amount according to the specific situation, and Party B can pursue the corresponding responsibility from the material supplier. 4. Electricians, plumbers and other special types of work must hold relevant certificates, and they can only work at their posts after passing the examination.
5. There must be a written agreement on the engineering change, indicating the change quantity and price in detail, which can only be used as the settlement basis after being signed by both parties.

7. Party B can use the decorative materials provided by Party A only after they have passed the quality and quantity acceptance. Once used, it will be deemed as qualified, and Party B shall bear all the responsibilities for the construction quality problems caused thereby. If Party B can prove afterwards that the quality problem is indeed caused by the unqualified materials provided by Party A, and the quality problem cannot be found by conventional means such as observation, touch and measurement, both parties shall bear 50% of the responsibilities.
8. Party B has the obligation to keep the information provided by Party A properly. If it is damaged or lost, Party B shall be responsible for compensation. Party B must clean, collect, transport and pile up the garbage generated in the decoration process at the place designated by the property department every day.
9. During the construction, Party B shall abide by the construction safety operation rules, be responsible for the safety management of the construction site, and take necessary safety protection and fire control measures to ensure the safety of personnel and avoid the loss of Party A's house and other property. Party B shall not occupy public space or damage facilities in public areas during the construction period. All civil and criminal liabilities incurred by Party B's construction personnel during the construction and warranty period shall be borne by Party B. ..
10. If the project is not voluntarily added by Party A, or the design calculation is wrong or intentionally omitted, the project payment will not be increased. If Party A needs to increase the project price, it shall refer to the single quotation in the contract.
1 1. During the construction period, if Party A thinks that Party B's construction personnel are not qualified for the renovation work due to technical level, work attitude, personality and other reasons, Party A has the right to ask Party B to replace the construction personnel.
12. During the warranty period, if the owner informs the construction party that it needs maintenance, the construction party must arrive at the site within 24 hours. If Party A fails to propose a solution within 48 hours after applying for repair due to the quality problem of materials provided by Party B, Party A can solve it by itself, and all expenses incurred by Party A shall be borne by Party B. During the warranty period, if water, electricity, gas and other accidents endanger personal safety or other property safety due to engineering quality problems, Party A can deal with them first, and Party B will pay all reasonable expenses incurred by Party A afterwards.
