Is there a time limit for the contract signed between the owner and the property?

Legal analysis: the contract signed by the owner and the property has a time limit, usually two to five years. The specific term of the prophase realty service contract shall be agreed by the construction unit and the realty service enterprise, and the longest period shall be the date agreed by the owners' congress and the realty service contract selected by them. If the term of the realty service contract expires, the owners' meeting has not yet been established or the realty service enterprise has not been selected according to law, the original contract can continue to be performed until the new realty service contract begins to provide realty service. The national law does not specify whether the term of the property management service contract should be determined at the time of conclusion, that is, the term can be agreed or not. But it doesn't just mean that as long as the time limit is agreed, the property contract should not be terminated until the contract expires.

Legal basis: Regulations of People's Republic of China (PRC) Municipality on Property Management.

Twenty-sixth prophase realty service contract may stipulate the time limit; However, if the realty service contract signed by the owners' committee and the realty service enterprise takes effect before the expiration of the term, the prophase realty service contract shall be terminated.

Article 34 The owners' committee shall sign a written realty service contract with the realty service enterprise selected by the owners' congress. Property service contracts shall stipulate property management matters, service quality, service fees, rights and obligations of both parties, management and use of special maintenance funds, property management premises, contract term, liability for breach of contract, etc.
