3. During the sublease of the house, if the original lease contract is changed, which affects the performance of the sublease contract, the sublease contract shall be changed accordingly; If the lease contract is terminated, the sublease contract shall be terminated accordingly.
4. The final lease term stipulated in the sublease contract shall not exceed the final lease term stipulated in the lease contract.
5. During the sublease, unless otherwise agreed by the landlord and the sublease, the original lessee shall continue to perform the lease contract, such as paying the rent on time.
Matters needing attention in renting a house
1. Check the lessor's real estate license and valid identity documents.
2. When signing a rental contract, ask clearly what the rent includes, and who will bear the water, electricity, heating, gas (natural gas) and property management fees.
3. Require the lessor to pay water, electricity, heating, gas (natural gas) and other expenses before renting the house.
4. Define the rent standard, lease term, payment time and method, and ask the lessor to provide the rent receipt.
5. Make an agreement on whether it can be sublet; To make an agreement on whether the early termination of the contract is a breach of contract; Reach an agreement on house maintenance.
6. Define the liability for breach of contract and the compensation standard for breach of contract.
7. Check the damage of furniture, electrical appliances and other facilities in the house before check-in, and stipulate the maintenance responsibility.
