Before the renovation of office buildings and commercial buildings, the construction can only be carried out after the relevant formalities are handled in the property department. Customers and decoration companies should prepare the following materials before going through the formalities in the property management company:
1 Property ownership certificate, and the owner's power of attorney is issued by the non-owner;
Two copies of the qualification certificate, identity card and business license of the person in charge of the decoration construction team hired; Simple decoration, the owner must issue a decoration guarantee, do not need qualification certificates and other materials;
3. Construction drawings, construction plans, various elevations, hydropower construction drawings and other materials.
4. After the information provided is submitted to the management office for review, the owner or the owner's authorized person shall fill in the decoration project declaration form.
5. Decoration engineering application form and construction materials shall be submitted to the engineering and technical personnel of the management office for examination and approval, and the decoration can be carried out only after the approval of the director of the management office.
6. After approval, the person in charge of the decoration construction management office shall sign the decoration responsibility book.
7 Decoration management service fee and deposit: the management service fee shall be paid by the construction unit to the management office according to the 2 yuan per square meter; The deposit shall be paid by the construction unit to the management office according to the standard of per square meter 10 yuan (the deposit can be refunded in full after three months of decoration acceptance, and there are no problems left over from the project);
8. The management office shall issue a decoration start-up sheet and a decoration responsibility card, and the construction unit shall handle the temporary pass for the construction personnel before carrying out the construction.
Second, the information needed for fire control examination and approval
(1) application form for fire control audit on the construction site of Shanghai construction project;
(2) Review opinions on fire protection design of building engineering;
(three) fire safety measures and the system of using fire and electricity;
(4) Fire safety agreement signed by Party A and Party B;
(5) Construction organization design scheme (expressed in the form of general construction plan and text, indicating fire lane and fire equipment).
Third, the fire approval procedures
1. First fill in the Declaration Form for Fire Control Audit of Interior Decoration Design of Buildings and the Declaration Form for Fire Control Audit of Construction Sites in Beijing. Remember that the applicant should be the construction unit, not the construction unit. The construction unit needs to affix its official seal and present the rental agreement or purchase agreement. If it is handled by the construction unit, it can only be said that it is an agent.
2. The contents filled in the declaration form are basically the main building materials, such as partition materials/floor materials/top materials.
3. It is necessary to prepare a copy of the drawings for the overall fire control acceptance (generally available in the property management office).
4. It is necessary to prepare the plan, electrical diagram and fire-fighting reconstruction diagram of the specific construction site (the fire-fighting facilities can be explained in the remarks). The above drawings need to be blueprinted and stamped by units with design qualification (such as architectural design institute).
5. The local fire brigade will inspect the site within 10 working days and put forward written opinions. If it agrees, it can start working; If not, you may need to modify the renovation plan.
6. Two weeks before the renovation, you can submit a declaration form for fire control acceptance of construction projects, and the contents of the declaration form are basically the same as those of the declaration form. Generally, the fire brigade will randomly check 2~3 kinds of building materials for testing, and the cost of each test is about 1 1,000 yuan (PVC pipes, blockboards, curtains, etc. May be drawn).
7. If you pass the exam, at least 2 people from the construction unit will participate in the fire protection training (compulsory), and the training fee will be around/person in 800 yuan (the cost calculation varies slightly from place to place).
8. After the project is completed, the fire brigade will go to the site for inspection, and some rectification opinions will be listed. Just do it. Then, it will send a fire inspection and approval letter to the construction unit.
