Who will be responsible for property management if the access control is not good? I don't pay the property management fee, do I?

1/ Access control is a public facility, and property management is responsible for organizing the implementation and maintenance.

Access control belongs to mechanical and electrical equipment. In Shenzhen, the maintenance money comes from the residential maintenance fund, and other areas should be similar.

2/ It is normal for utilities and property management fees to be charged together, and so is my community.

3/ If the property management fails to perform its responsibilities, the owners' meeting shall be organized as soon as possible, and the industry committee shall be elected to supervise the property company, or the unqualified property company shall be replaced through the owners' meeting.

4/ The owner has the right to supervise and has his own obligations. You can't just talk about rights but not obligations!

Even if the property management fails to fulfill its responsibilities, you should pay the property management fee, which is clearly stipulated in Article 7.

If you don't pay the property management fee, you can't participate in the election of the industry Committee, which is not conducive to your rights protection.

So I suggest you pay the property management fee first, and then legally defend your rights.
