What are the main work contents of the office director of a large property management company?
Since I joined the expressway business, I have been doing logistics work in grass-roots offices. Today is the 5th anniversary celebration of the establishment of Hebei Expressway Administration/KLOC-0. Based on my accumulated experience, I will talk about the functions, qualities and accomplishments of grassroots office directors.
First, the basic functions of the director of the office
Generally speaking, the main function of the office director is to serve scientific decision-making and the correct implementation of decision-making. Specifically, there are four basic functions, namely, the staff function, the contractor function, the management function and the coordination function.
1, personnel function. Most of the staff functions of the director of the office revolve around leading decision-making. Second, the quality and accomplishment that the office director should have.
The smooth development of the charging work needs the strong guarantee of the logistics work in the station, that is to say, an effective office director is needed. "Effective" means high quality and good cultivation. What qualities should an office director have? An alarmist speech includes four aspects: political quality, moral quality, psychological quality and knowledge quality.
Political quality is the first quality of office director. He is absolutely reliable politically, has firm socialist ideals and beliefs, can stand the triple test of being in power, reforming and opening up, and opposing "peaceful evolution", and is a staunch Marxist and a loyal practitioner of Theory of Three Represents.
Moral quality is one of the most basic and important qualities besides political quality. Require openness, loyalty and honesty; Obey the organization and take care of the overall situation; Caring for others and helping others; Fair and decent, modest and prudent; Be strict with yourself, be honest and clean.
Psychological quality mainly includes emotional stability, good personality, wide interests and strong will. The requirements are: anxious but not impetuous, angry but not out of shape, happy but not loud; Easy-going but not blind obedience, confident but not stubborn, patient but not flattering, straightforward but not rude, considerate but not suspicious, cautious but not tactful. At the same time, we should start from our own work, not taking personal hobbies as trade-offs, and cultivate the extensiveness and diversity of interests to meet the needs of work. In addition, in the work, we should not only have a resolute style, but also have the perseverance to complete the work; We should not only keep a clear head when we get results, but also bear the burden of humiliation for the overall situation.
Knowledge quality mainly includes three aspects. First, a profound theoretical foundation. It is required to be familiar with the basic theories and knowledge of Marxism-Leninism, Mao Zedong Thought and Deng Xiaoping Theory, and to master their ideological system, especially the basic connotation of Theory of Three Represents. The second is professional knowledge. We should not only have the basic knowledge of personnel office work, but also be familiar with the laws and regulations of traffic management and other professional knowledge, and strive to become a "generalist." Third, extensive basic knowledge, such as historical knowledge, natural science knowledge and other auxiliary knowledge, and strive to become a knowledgeable person.
In addition to the above four qualities, and constantly strengthen their self-cultivation, office directors should also establish three kinds of consciousness in their work.
First, we should establish professional awareness.
The so-called enterprising spirit, that is, what people usually call doing, loving and specializing in one line, is the premise of doing a good job. The first is to love this line, like this line, have a strong interest, and do this line with feelings. The work of the office director is hard and boring, and it can't be done well without a certain degree of love, strong interest and sincere feelings. It should be noted that the office director is a very important position. It is an honor to serve the station leaders and comrades. For such an important and meaningful job, we should not sell ourselves short and change our minds. But with a strong sense of professionalism and a high sense of responsibility, we should devote ourselves wholeheartedly to it and work hard to do it well. Secondly, we should drill into this line and specialize in it. The first "drill" is the "drill" of learning, that is, drilling in and concentrating on research; The second major is a professional "major", that is, to achieve a high professional level through study and research. Some people say that the office director is nothing more than some service work, unprofessional and does not need a high professional level. This is not correct. Without certain professional knowledge, I can't do my work well despite my good wishes. For example, the laws and regulations of traffic management, the knowledge of official document writing, the knowledge of the use and maintenance of logistics facilities, how to keep our work in a state of keeping pace with the times and so on. Are all things that an office director should know, be familiar with and master. Only in this way can we be good staff and assistants of leaders and make achievements in our work. To do this, we must study hard, study hard, constantly improve the level of ideological and political work and professional level, and enhance our sense of mission and working ability.
Second, we should establish a sense of fairness and simplicity.
Public servant consciousness, which can also be said to be service consciousness, is to be the public servant of the superior leaders, the employees, the drivers and passengers, and serve them wholeheartedly.
To be a good public servant, we must achieve "three hearts" and "four diligence". "Three hearts" are enthusiasm, sincerity and patience, and "four diligence" are brain diligence, oral diligence, hand diligence and leg diligence.
Enthusiasm means having a warm heart, enthusiastic service, self-study and voluntary service, and serving wholeheartedly. Being an office director is not about dealing with errands or muddling along, but about being serious and responsible, working hard, and doing every job well with strong interest, high enthusiasm and responsible spirit.
Sincerity means having a sincere heart, doing things sincerely and truly, not cheating, not slacking off and not being complacent. On the one hand, when we reflect the situation and provide information, we should be realistic, true and reliable, one is one, the other is two, and we should not blindly estimate, take it for granted, be vague and specious, so as not to delay our work.
Patience means not being afraid of trouble, suffering, modesty and prudence, and being neither arrogant nor impetuous. The work in the office is monotonous and trivial, but it is inevitable that there will be a phenomenon that all the staff in the station will be served. Therefore, to be a good office director, you should have a high degree of self-restraint, perseverance, toughness and the spirit of bearing the burden of humiliation. Accept the task, listen to opinions, report the situation, and carry out the work, we must be patient, not reckless, not careless, not to mention fishing for three days and drying the net for two days.
Diligent thinking means diligent thinking and good at thinking. How to make our work adapt to the development of the situation, reflect the characteristics of the times, and be more targeted and effective; How to carry out Theory of Three Represents in work and how to serve the center of economic construction and the grand goal of building a well-off society in an all-round way; How can we be close to reality, life and employees? These problems should not be considered often.
Diligence includes two aspects: on the one hand, we should ask for more instructions and report more, and get instructions, support and help from leaders in time; On the one hand, we should do more publicity work. Promote advanced management experience, publicize the touching stories of the broad masses of workers on the traffic front, and strive for the support of a wide range of social undesirable elements and public opinion.
Diligence means writing articles diligently, which is a basic skill of the office director. Work summary, situation report, research articles, leadership speeches, typical experiences, etc. They are all diligent in writing by hand and can't be lazy.
Be diligent, spread your legs apart, and take pains to run up and down the stairs. Running means running to leading comrades to ask for instructions, report the situation and ask for opinions; Running down is to do a good job of investigation and research among employees, understand the situation, find typical examples, sum up experience and master first-hand materials; Running left and running right means actively communicating with brother units, learning excellent experience, learning from each other's strengths and constantly improving their work.
Third, we should establish a sense of dedication.
To tell the truth, it is not easy to be a good office director. Contribute, contact and coordinate, investigate and study, write manuscripts, plan work, make plans, sum up experience, ask for instructions and report, and provide logistics services. The work of price policy is complicated and boring. Most of the work we do is intangible, unlike the products produced by a worker, and unlike farmers who sow in spring and harvest food in autumn. In order to write a manuscript, I often have to work overtime and stay up late. In order to organize a meeting or carry out an activity, I don't know how many words to say and how many legs to run. Therefore, we must establish a sense of selfless dedication, regardless of fame and fortune, do not expect anything in return, work hard and be willing to contribute, and make extraordinary achievements in the ordinary position of office director.
