When will the property fee be paid?

Property management fees shall be paid in the month of providing property services. The collection time of property fees depends on the agreement in the contract between the two parties. Generally speaking, the property service fee is paid on a monthly basis, and the developer pays it before the delivery, and the buyer pays it the next month after the actual delivery.

In the following cases, the owner will start charging when he receives the key:

1, weifang sold by the developer;

2. Houses whose delivery date is delayed due to the developer's reasons;

3, housing quality problems, confirmed by the developer, need to repair and suspend delivery;

4, a dispute, hearing in the court, waiting for the trial results of the house;

5. In other cases, the developer agrees to suspend the delivery.

When the above situation occurs, according to the provisions of the Property Management Regulations, the developer shall bear the property fee before the owner receives the key.

Regulations of People's Republic of China (PRC) Municipality on Property Management

Article 34 The owners' committee shall sign a written realty service contract with the realty service enterprise selected by the owners' congress. Property service contracts shall stipulate property management matters, service quality, service fees, rights and obligations of both parties, management and use of special maintenance funds, property management premises, contract term, liability for breach of contract, etc.

Forty-first owners should pay the property service fee in accordance with the provisions of the property service contract. If the owner and the user of the property agree that the user of the property shall pay the property service fee, the owner shall bear joint and several liability from the agreement. Property that has been completed but has not been sold or handed over to the property buyer shall be paid by the construction unit.
