How to share the parking fee in the community
1. The proceeds from unsold parking spaces and garages of real estate developers belong to the real estate developers. Details are as follows:
(1) The real estate developer can make an agreement with the property company on the parking space management fee. After the property company extracts a certain percentage of management fees, other income is handed over to the developer.
(2) For the income distribution of some ground parking spaces owned by the owners, the property management company may collect parking fees according to the stipulations of the property service contract and the decisions of the owners' assembly or owners' committee;
(3) Parking fees shall be accounted for separately, and the owners' committee shall supervise the revenue and expenditure and report to the owners' meeting.
2. Legal basis: Article 275 of the Civil Code of People's Republic of China (PRC).
In the building division, the ownership of planned parking spaces and garages shall be agreed by the parties through sale, gift or lease.
Parking spaces that occupy roads or other venues owned by the owner for parking cars shall be owned by the owner.
