Article 8 Property right change and house payment:
Item 1: If there is no real estate license, just change the name. Party A shall handle the house renaming formalities for the winning bidder within three days after receiving the notice (telephone or information) from Party B; Party B shall pay the house payment to Party A in one lump sum within three days after the successful purchaser obtains the renamed house purchase contract and house payment receipt (or invoice).
Type II: Property ownership certificate has been applied for. Party A shall, within three days after receiving Party B's notice, together with Party B and the winning bidder, submit the ownership change information to the municipal real estate registration center. On the delivery day or the next day, if the successful bidder makes a lump sum payment, Party B shall pay 40% of the total house price to Party A, and the balance shall be paid on the day or the next day after obtaining the successful bidder's real estate license; If the successful bidder pays by mortgage, Party B shall pay 30% of the total house price to Party A (subject to the down payment of the loan approved by the bank), and the balance shall be directly transferred to the account established by Party A by the bank.

Article 9 Liability for breach of contract:
1. If Party B fails to pay the house price to Party A in time according to the agreement in Article 8 of this Contract, Party B shall pay Party A a late payment fee according to the interest of the bank for the same period for each day overdue. After 15 days, Party A has the right to take back the house, and Party B shall pay Party A a penalty of 15% of the entrusted price. ..
2. If there is a property right dispute over the house entrusted by Party A, or Party A changes its mind and fails to go through the formalities of property right transfer and name change within the notified time, Party A shall bear the corresponding responsibilities, resulting in the buyer withdrawing the acquisition, and Party A shall unconditionally return all the money received and pay Party B a penalty of 65,438+05% of the entrusted price.
3. If the winning bidder promises to buy the house and asks Party A to pay off the bank loan, but does not buy the house, the deposit received by Party A will not be refunded.
Article 10 House delivery: On the day or the next day when the winning bidder obtains the real estate license, Party A shall hand over the house that has settled the property management fee, utilities and other usage fees and moved out of the account to the winning bidder for use. Unless otherwise agreed between Party A and the winning bidder.
Article 11 Commission: After the house is sold, Party A shall pay a one-time commission to Party B, which is 2% of the selling price, which is higher than the entrusted price.
Article 12 During the entrustment period, neither party may unilaterally terminate the contract. The house is exclusively sold by Party B. Without Party B's consent, Party A shall not deal with the buyer introduced by Party B without authorization, nor sell it by itself or entrust others to sell it. Otherwise, in addition to paying the commission according to the above standards, Party A shall also pay Party B a penalty of 15% of the selling price and bear the economic losses caused thereby.
