How to charge the property fee?

Houses that are not occupied also need to pay property management fees. The specific charging standards shall conform to the local policies or the stipulations in the realty service contract:

1. Generally, the payment will be made according to the month after the buyer actually takes over the house. If the house is idle for a long time, you can negotiate with the property management company or charge it at a discount according to the relevant local policies;

2. The property fee that has not been checked in shall be paid at 50% of the stipulated or agreed fee standard within 6 months and at 70% of the stipulated or agreed fee standard for more than 6 months according to the agreement in the previous property service agreement;

3. If the developer fails to deliver the house on time or the house has been delivered but not sold, the property fee shall be borne by the owner.

Property management fees are collected as follows:

Level 1 charging standard: 1.00 yuan/month. Square meters (including tax);

Secondary charging standard: 0.75 yuan/month. Square meters (including tax);

Three-level charging standard: 0.45 yuan/month. Square meters (including tax);

Four-level charging standard: 0.35 yuan/month. Square meters (including tax).

To sum up, uninhabited houses should also pay property fees, but the amount paid should be implemented in accordance with relevant regulations.

The cost composition of public service charges in residential quarters includes the following parts:

1. Salaries of management and service personnel and welfare funds drawn according to regulations;

2. Daily operation, maintenance and maintenance expenses of public facilities and equipment;

3. Greening management fee;

4. Cleaning and sanitation costs;

5. Security costs;

6. Office expenses;

7. Depreciation expense of fixed assets of the property management unit;

8. Statutory taxes and fees.

The expenses in the second to sixth items of this article refer to the compensation for material losses and other expenses except wages and welfare expenses.

The profit rate of property management service charges shall be temporarily determined by the competent price departments of the governments of all provinces, autonomous regions and municipalities directly under the Central Government according to the actual situation in the region.
