Measures for the administration of residential special maintenance funds

It mainly includes the public parts and facilities of the community. Residential special maintenance funds shall be earmarked for the overhaul, medium repair, renewal and transformation of residential parts and facilities after the expiration of the warranty period, and shall not be used for other purposes. Commercial housing owners should deposit the first phase of residential special maintenance funds into the special account for residential special maintenance funds before handling the house occupancy procedures. Owners who have sold public housing should go through the formalities of housing occupancy.

The calculation method of residential special maintenance funds is:

1, commercial housing, calculated at 5% to 8% of the cost per square meter of residential construction area;

2. The owners of public houses pay the local housing reform fee at 2% per square meter, and the units selling houses are calculated at 20% for multi-storey houses and 30% for high-rise houses.

Owners of commercial residential and non-residential houses shall deposit special housing maintenance funds according to the construction area of sedan chair-owned property, and the amount of the first special housing maintenance funds deposited per square meter of construction area is 5% to 8% of the cost per square meter of local residential construction and installation projects. The competent departments of construction (real estate) of the people's governments of municipalities directly under the central government, cities and counties shall, according to local conditions, reasonably determine and announce the absolute amount of the first-phase residential special maintenance funds deposited per square meter of construction area, and make timely adjustments.

Legal basis: Measures for the Administration of Special Maintenance Funds for Residential Buildings Article 2 These Measures are applicable to the deposit, use, management and supervision of special maintenance funds for commercial houses and after-sale public houses.
