What does the second-hand housing business include in the property inspection?

Property delivery generally involves the handover of property, water and electricity, cable TV and gas. If there are furniture and household appliances in the property, it is necessary to verify whether they have been replaced or removed. 2. Settlement of water meter bills: Most properties do not need to go through the water meter transfer procedures. However, according to the agreement in the sales contract when handing over the house, both parties need to read the meter, and the owner will settle the fees owed according to the actual meter reading.

3. Electricity meter transfer: It is recommended that the buyer personally check whether there are any signs of movement or modification of the electricity meter when handing over the house. At the same time, the names of meters in newly-built commercial housing are basically the names of owners or developers. Therefore, in addition to checking the readings of electric meters, both parties must bring their identity documents, real estate licenses and private seals to the local electric power business hall to handle the procedures of transferring and renaming the electric meters and settle all the arrears of the electric meters.

4. Gas transfer: Both parties must show the house sales contract, and indicate that the house price includes the gas facility fee or the free transfer of gas equipment, as well as their ID cards and the recent gas bill of the former party. Both parties shall go to the gas department to handle the transfer and name change procedures in person. If there is no agreement or the agreement is not clear, the gas department will not handle it.
