I found that people with high cognitive level, high financial quotient and people who know the law of wealth can always find passive income and cash flow projects.

Generally speaking, I will divide cash flow projects into active and passive, which is a major premise, and many projects will gradually change from active to passive, which is also a key point.

Active cash flow initiative and active income are the same, that is, you need to invest time and energy. Once you stop investing time and energy, the cash flow will be cut off. Like the usual labor income, there are also some speculative projects, all of which are active.

It should be emphasized here that it should be done only when it is tactical. What do you mean by tactical needs? For example, I want to invest in a 200,000 project, but I only have 65,438+10,000. I can borrow 50 thousand from the bank credit loan. What if I still need 50 thousand yuan? At this time, you can increase your active cash flow income, such as using your skills to make some money.

Passive cash flow income means that you don't have to invest too much time and energy, and you can also bring you a stable return every month. But in actual projects, most of them are not so clear. For example, the preliminary research of some projects is very energy-consuming. Once the investment is made, the next step is to wait for the time to return to the original; In addition, there are some projects that you need to continue to operate for a period of time, and then gradually get rid of them after accumulation.

In addition to being active and passive, there is a common way to distinguish between energy and reward.

This dimension can also divide cash flow items into two categories, asset operation category and investment interest category. The cash flow rate of asset operation is high, while the cash flow rate and rate of return of investment interest are low. But a high rate of return means more energy; Low yield means less energy consumption. Don't worry, it's fair. So we are also called double highs and double lows, with high energy input and high return, and low energy input and low return. This is an important reference standard for analyzing cash flow projects.

Five major cash flow projects

Ok, after the classification of cash flow items, let's look at the details. Our five most common cash flow items are asset leasing, operating income, automated commerce, intangible assets and primary market investment.

First of all, the first one is asset leasing. This is best understood, such as rental income, your house is your asset, then your rental is the passive cash flow income brought by asset leasing.

In fact, in addition to houses, there are many assets that can be rented, such as family cars. If you don't drive it often, you can pack it for others. For example, if you buy a SLR camera or an advanced video camera, you can rent it by the day; For example, someone around me bought a giant billboard next to expressway, which was bought for rent to get passive cash flow. I won't give examples one by one. In short, if your assets are valuable to others and you can find the corresponding demanders, they can all be used as rent.

Second, operating income. Management refers to enterprise management, but it is not exactly the same as starting a company to do business. The cash flow projects mentioned here all bring passive income. Once the income stops, it can't stop. This is not what we are after.

Common franchise stores, such as McDonald's, KFC, Haidilao, or other brand stores, can be analyzed in detail; In addition, there is the trust of entrepreneurs. For example, if you start a company, you will start your own business. Later, to a certain extent, you can hire a professional manager to help you manage the company. At this time, you don't have to worry about trusting others, and it becomes your passive income.

There are several others, such as selling long-term customers. There are many enterprises whose customers can be maintained all the time. For example, my friend is a medical representative. After his customers developed well in the early stage, they basically didn't need maintenance in the future, and they didn't even meet for five years. By default, they will continue to buy goods from him.

Another example is the establishment of a platform. If the platform is big, it will be like Alibaba and 58 cities. Buyers and sellers can trade on this platform, which can earn advertising fees and pit fees. If it is small, you can also make some small platforms for the needs around you. For example, I have friends who are their local trading platforms, that is, they gather everyone together and match various resources to let them complete the transaction. After this development, there is no need for too much maintenance;

As you can see, business passive income actually requires you to actively invest some time and energy to enjoy passive income. But this thing is also fair. The key is that when we look at the project, we should be able to tell whether this thing can get rid of me after it is done. If it can be removed, we can look at the input-output ratio. I can't do it without me, and it becomes active income.

The third is automated commerce. I often cite such examples, such as self-help catching dolls, small karaoke bars in shopping malls, beverage vending machines in subways, self-help massage chairs in airports, laundry and car washing shops on the street, online shops selling virtual goods and so on. In short, this one-time investment and unattended operation belongs to what we call an automated commercial project.

In fact, with the higher and higher labor costs in the future, this is also a direction in the future. After all, in the end of many businesses, you will find that you are only the leader of this matter, and most of the money earned will be distributed to landlords, employees, suppliers, and finally keep some for yourself. But if your project is automated, it will save a lot of costs invisibly, and the profit margin is actually considerable.

The fourth kind is called intangible assets. For example, you have certain skills, such as construction engineer certificate, fire protection certificate, accounting certificate, etc. These are all valuable certificates. This certificate can be linked to some enterprises as consultants, and it may give you tens of thousands or even hundreds of thousands of consulting fees a year; Another example is intellectual property rights. For example, a writer has written several articles, and a teacher has put a set of courses on the Internet, all of which can be protected by property rights. A well-known teacher like Jin Yong, whose works have been remake into TV series, has to pay royalties to others. Although Michael Jackson died, his family can still receive royalties from his works. These are all intellectual property rights.

The last one is primary market investment. This refers to the financial investment in the primary market. The primary market means that you will invest in an enterprise and become its shareholder before it goes public. The secondary market is that he has been listed, and you can buy and sell his shares freely.

The primary market also has a trading market. If you invest in this kind of enterprise, he will give you dividends when he earns money, which generally includes dividend income and shareholder dividends. Usually, if you want to invest in the primary market, you need to make a thorough analysis of the profitability of this enterprise, or you have reliable friends who specialize in trading in the primary market, or you can refer to his analysis and combine your own judgment. This kind of threshold is relatively high and can be easily understood.
