Job responsibilities:

1, the engineering director is responsible for organizing and arranging the work of this department.

2, responsible for organizing the preparation and revision of project management rules and regulations and working procedures.

3. Be responsible for formulating the organizational structure of the engineering department and cooperating with the recruitment of employees in this department.

4, responsible for organizing the preparation of the annual housing construction and equipment survey report.

5. Provide the company with the replacement plan and annual engineering maintenance budget of residential area equipment, which will be reviewed by the company and reported to the board of directors/owners' committee for the record.

6, responsible for the contract maintenance project bidding, negotiation and calibration work, review the budget (node) of the construction unit.

7. Responsible for the preparation of the annual (monthly) material plan of the engineering department, and put forward the financial budget.

8. Ensure that all equipment is in normal operation.

9. Guide relevant departments to use the equipment correctly and ensure that the equipment is in good operation/standby state.

10, performing the duty of inspecting all equipment and all building facilities.

1 1. Submit an annual report on the maintenance and improvement of all property facilities and make an annual maintenance plan.

12. Conduct annual fire control system test and fire drill together with the property management department (especially the security system).

13. Check the stairs and emergency exits to ensure that the escape route meets the fire control regulations.

14. Keep good relations with power supply bureau, telephone office, gas company, water supply company, fuel company and related property equipment suppliers and maintenance companies, and try our best to safeguard the company's interests in various equipment and facilities maintenance businesses.

15. Analyze the running records of all equipment regularly.
