Article 45
The realty service enterprise shall stop the violation of laws and regulations such as public security, environmental protection, property decoration and use in the realty management area, and report to the relevant administrative departments in a timely manner.
After receiving the report from the realty service enterprise, the relevant administrative department shall stop the illegal act or deal with it according to law.
Article 274 of the Civil Code of People's Republic of China (PRC)
Roads within the building division belong to the owners, except those belonging to urban public roads. The green space within the building division belongs to the owner, except for the urban public green space or individual ownership. Other public places, public facilities and property services within the building division belong to the owner.
Article 285
Entrusted by the owners, the realty service enterprise or other managers shall, in accordance with the provisions of the realty service contract in Part III of this Law, manage the buildings and their ancillary facilities within the building division, accept the supervision of the owners, and promptly answer the owners' inquiries about realty service.
Property service enterprises or other managers shall implement emergency measures and other management measures implemented by the government according to law, and actively cooperate with relevant work.
