Shenzhen social security cannot be transferred under five years.

In Shenzhen, it takes nearly 5 years to transfer ownership, and Shenzhen social security (pension, work injury and medical treatment need to be paid twice or more per month) payment voucher or Shenzhen personal tax receipt for more than 5 years. Foreigners can buy a house in 1 if they can provide a labor contract and employment registration certificate in Shenzhen for more than one year. Individuals are not allowed to buy properties (business apartments, shops) that are not limited to purchase or loan.

Housing transfer process:

1. If the transfer of the real estate license has not gone through a real estate agent, the contract terms and liabilities for breach of contract must be clearly written, and the party with the name on the seller's real estate license must be present when signing the contract (if married, both husband and wife need to be present to sign, even if there is only one name on the real estate license);

To sum up, the transfer in Shenzhen requires the parties to pass the social security or tax payment certificate for five years. If it is less than five years, the house cannot be transferred.
