Rules for calculating the construction area of American real estate

(1) No matter how high a single-story building is, it is calculated as one story, and its construction area is calculated as the peripheral horizontal area above the external wall of the building. Single-storey houses with some floors (such as attic) should also calculate the construction area.

(2) The construction area of a multi-storey or high-rise residential building is calculated according to the sum of the construction areas of each floor, the bottom floor is calculated according to the peripheral horizontal area above the toe of the external wall of the building, and the second floor or above is calculated according to the peripheral horizontal area of the external wall.

(3) The construction area of basements, semi-basements and corresponding entrances and exits shall be calculated according to the horizontal area of the periphery of the upper external wall (excluding the lighting well, damp-proof layer and its protective wall).

(6) The construction area of elevator shaft, lift shaft, garbage chute, pipeline shaft and chimney with wall shall be calculated according to the natural floor of the building.

(7) The technical floor (for placing all kinds of equipment and repairing and maintaining) in the residential building is more than 2.2 meters, and the construction area shall be calculated according to the horizontal area outside the technical floor.

(8) Independent column awning, the construction area shall be calculated according to half of the horizontal projection area of the top cover; Multi-column awning, the construction area is calculated according to the peripheral horizontal area.

(9) The stairwell, water tank room, elevator machine room, etc. with enclosure structure are highlighted, and the construction area is calculated according to the horizontal area of the enclosure structure.

(1) For an overhead corridor with a roof between two buildings, the construction area shall be calculated according to the projected area of the corridor. The construction area of the overhead corridor without a roof is calculated according to half of its projected area.
